The room size and the pool

We are a Family of 4 from the US that planned a trip to Sri Lanka. This villa/hotel was our first stop as we visited Sigiriya.
A very friendly and accommodating staff greeted us at almost 3am when we arrived! The rest of our stay was memorable and comfortable.
Great location as it is a convenient stop to many places that we visited including Polunnaruwa and Sigiriya Rock.
We loved our visit to a spa nearby that was about 5 min drive from the hotel.

Rooms were clean and villa experience was unique for us. Our kids enjoyed a visit to the pool too.
We were able to enjoy breakfast and dinner at the hotel. The staff and chef accommodated our vegetarian food requirements. While we did not have as many options they made sure we had choices for each meal.
During dinner we saw a few lizards get close to the buffet. The dining hall is outdoors so insects and lizards are no surprise. But getting close to food that was left open was a concern for me. Hence my review with 4 stars.

Overall we enjoyed our stay and experience at the hotel. Staff is very friendly and accommodating!

Our stay at Fresco Water Villa was very disappointing. The room had a lot of mosquitoes and insects, which made it very uncomfortable to stay in. The condition of the room was poor, and the furniture was old, damaged, and not properly usable. The food was another major disappointment. There were almost no vegetarian options available, and the quality was so poor that we chose not to eat there at all. Overall, the hotel did not meet our expectations, and I would not recommend it based on our experience.

Zeer mooi hotel, mooie ruime kamers, héél leuk zwembad, vriendelijk personeel, ruime keuze ontbijtbuffet dat dagelijks (licht) aangepast wordt. Voldoende andere eettentjes in de buurt. Top: huur een scooter om de hoek, top service en de omgeving leent zich er perfect toe.

Such a lovely hotel. Such a nice ambiance in the grounds and pool, wonderful staff & the pool itself was lovely. It actually had comfortable sun loungers! 😁 And real butter available at breakfast, not just margerin!. The deluxe room was very good with a beautful iview of the grounds & pool. Beds a little hard and bathroom tiny but workable. We really recommend this hotel. Especially the wonderful staff. Good job!

Fresco Water Villa was a great place to stay during our trip. The rooms were clean, comfortable and had everything we needed. The staff were friendly and always ready to help, making us feel welcome throughout our stay. A relaxing hotel in a convenient location, perfect for exploring Sigiriya and the surrounding attractions.

It's a lovely ambiance, very green & picturesque. The pool is very clean. The sun loungers are actually comfortable!!! The breakfast is very good & even has real butter instead of margarine (a good reason for 5 stars in itself) the staff are superb. The reception is so calm & friendly & welcoming. The deluxe room is co.fortable, though bed is a bit hard. It's a great location a short tuk tuk to the rock & village. All in all a great stay & highly recommended.

Location Excellent for Sigiriya Rock.

Us the property need a large amount of maintenance
Firstly the internet would not connect and after about 2 hours it seemed to work from there on in
Secondly the air conditioner would not blow cold air and the remote seemed to be broken thank goodness there was a fan
Thirdly the toilet would not fill and maintained advised the float was broken but if you pushed it it would work so most of the time the cistern top was off so we could make sure the toilet would flush
The grounds were great and the pool good but the complex needs to have some maintenance done

We loved our stay in Oak Ray Fresco Villa. The rooms were very clean with a good airconditioning.
The breakfast was more than enough.
It’s about 2-3km from the ‘centre’ of Sigiriya, but plenty of tuktuks who can bring you there.
