Cleanliness
7
Mixed comments: several guests reported spotted/smelly carpet and that cleaning service was limited (not daily), which lowers the score from otherwise acceptable upkeep.
Service
8.8
Generally praised — reception staff (notably Nicole) repeatedly described as helpful and cheerful; a few comments noted staff were not always helpful, so slightly below top marks.
Location
9.5
Consistently excellent: extremely close to Ginza station, convenient for shopping, restaurants and multiple train lines; many guests highlighted location as a key positive.
Room Quality
7.2
Rooms frequently described as very small and somewhat cramped, with no closet and occasional layout limitations; bathrooms/use of space often praised despite small room size.
Amenities
9.2
Strongly positive due to in-room washer/dryer (often called a game changer), good bathroom amenities and coffee; smoking area and practical features appreciated.
Value for Money
7.8
Mixed: excellent location and useful amenities justify price for many guests, but small rooms, limited breakfast options and some cleanliness issues reduce perceived value for others.
Food and Beverage
6.5
Generally weak: multiple guests mentioned no breakfast (closed for works) or only a discounted Costa option that was unimpressive; a few enjoyed breakfast, but overall this is a weaker area.
Overall Experience
9.6
Overall impressions are very positive: many guests would recommend or return, praising location, welcoming staff and practical amenities, making the overall stay highly satisfactory for most.

Our stay here was OK.
Pros:

Property location was very good being in the centre of Ginza, close to the metro and not far from the market. Property had a washing machine which was beneficial.

Cons:

We felt a bit squashed in the room and staff were not always helpful.

Perfect location for our purpose.
Pros:

Nicole in the reception was really, really helpful and cheerful at all times. Thank you!

Cons:

We would have liked a bigger room. A breakfast option would also have been great. And a smoking area.
