If you are with us for multiple nights we would not usually service your room during your stay, however we can on request. Please let us know on check-in if you would like your room to be serviced during each day of your stay.
Please note: The guestrooms are located on three floors and a elevator/elevator offers access to the first two floors with stair access to all three. Due to the original architecture of our Georgian period property all floors have varying levels and do require some access via steps/stairs. Assistance is always readily available.
The hotel is a very popular venue for weddings and events over the weekends and occasional weekdays and has music until late that may affect some of our guest rooms.Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation.
Guests under the age of 18 can only check in with a parent or official guardian.
Free public parking is possible on site (reservation is not needed).
WiFi is available in all areas and is free of charge.
Pets are not allowed.
When booking more than 9 rooms, different policies and additional supplements may apply.
Children of any age are allowed.
Children up to and including 12 years old stay for free when using an existing bed.
Children up to and including 12 years old stay for £15 per person per stay when using an available extra bed.
You haven't added any cots.
Any type of extra bed or child's cot/crib is upon request and needs to be confirmed by management.
Supplements are not calculated automatically in the total costs and will have to be paid for separately during your stay.
The beautiful setting and the garden terrace.
Beautiful views, comfortable and spacious room and ensuite. Quiet location. Historic building with quirky features - particularly the undulating floors.
Evening meal food quality was basic - frozen breaded scampi and chips. Limited breakfast options. Bedroom radiator valve faulty which needed intervention.
Good choice of buffet breakfast, excellent way of keeping hot food warm. Love view from our window, spotlessly clean bath (which we didn’t actually use). Comfortable, warm beds.
WiFi was not good in our room. Tried a video call, but kept breaking up, and had to give up.

OK, The view was lovely.
Being kept up to date on delay of porridge, waited 30 min for chef to find and make porridge...which was more like oatmeal and Luke warm...we had to request an update as my husband had finished his breakfast, then had to wait again, after being told 'it wouldn't be long'...very poorly handled.Wait time was very frustrating...NO fresh fruit, what was available came out of a tin, disappointing....
We had difficulty finding the property the post code sends you to the village no where near the hotel...after very frustrating calls, and driving up and down a road going away from the hotel, a member of staff gave us the garage post code which took us to the hotel...having spent 5 hours travelling not impressed...There is NO information in the room at all...we had asked reception about room service, told there was a charge, but NO information regarding how to order or a menu given, we presumed WRONGLY information would be in the room, this is a normal part off hotel life, we have travelled extensively and would have expected a hotel of your calaber, this would be standard practice..., we gave up ate a packet off crisps we had with us, too tired to sort it out....We would NOT recommend this hotel in any form..Regret booking it.
For an 'Executive' room it was poor, badly in need of an update and fresh decor, curtains didn't meet we had to put a bag on them to stop them from opening.
Bed uncomfortable, kept rolling into the middle and creaked every time you moved.
The water ran out halfway through my husband's shower...the list is endless
Convenient for Bath and within walking distance to the Hop Pole community pub for dinner (this was a lifesaver).
Incessant background Muzak (streamed internet radio) in the bar. Very poor food in the restaurant. Maintenance staff swearing (effing) at the fireplace one morning, even though there was a child in the lounge (and other guests).
This hotel is in a beautiful location just outside of Bath. Our room had a four poster bed which was quite comfortable. There was a resturaunt on site as well as comfy lounge with a bar.
Everything! We made a booking error however the front of house staff rectified it and was very accommodating. So much so, we stayed another night. The room was clean, tidy, very warm and welcoming. Bathroom was exceptional. The views are stunning! Food was fantastic, breakfast and dinner. Good bar and a reasonable selection.
A member of the bar staff was constantly on his phone rather than paying attention to guests. Was mentioned to management and they cringed. A little cluster of beds left in the corridor, should have been removed or put away.

Deputy manager was lovely in her approach to dealing with the cigarette issue . Good sense of humour and a credit to the hotel

good location for university and easy to get bus into town. Staff were friendly and helpful and the hotel was clean and comfortable
The radiator was broken in my room and was on the highest heat so was far too hot on a day when it was 23C. There was a wedding on and my room overlooked the courtyard and so it was hot and noisy and I couldn't close the window. The breakfast was poor.
Attractive exterior and well Located for our needs
Rooms are dated and v small. There is zero soundproofing so you hear neighbours talking; watching tv etc and plumbing v loud
The preposterous invoice I received after my stay for £350 after the manager Milan falsely accused us of damaging the wallpaper with no evidence, including a threat of involving a debt collection agency if I don’t pay for something I am not responsible for.
Apparently two women in their thirties spend their city break in Bath peeling little pieces of wallpaper off the walls 🙄
This ridiculous situation was only made worse by the other manager Jason refusing to withdraw the invoice since he was not on duty at the time apparently leaving him incapable of helping to resolve the issue yet he was quite happy to suggest taking the payment from me multiple times when we cut our final day short to go back to the hotel and speak to him. Funny that he was happy to help me resolve the problem as long as I pay £350
Between them they have caused an immense amount of stress and totally soured our trip. We wish we had stayed literally anywhere else.
