Location is great, nice area compared to surrounding areas. Which isn't difficult. The place is clean and tidy. I stayed there 4 times within the 2 weeks and room towards front of hotel are alot nicer and better standard than the ones at the back of hotel.. I thought for the money they should include breakfast.

The spa really spoiled it as I got hurt as the head rest in the big hot tub was broke and nipped me as was the railing to get in and out and as I'm disabled I rely on this to get in and out this was really disappointing and the floor to the small hot tub was not right and the side of the small hot tub was broken

Location
No one available to do check in , no one on desk when checking out at 9am. Room next to office so people opening and locking door. Carpets very old and tired. No plug sockets next to the bed. Didn’t feel safe walking from the back of car park in the dark.
Stayed for one night only but will definitely go back. The room was excellent. Very clean indeed. Wendy on reception was so friendly and helpful. The leisure centre was outstanding and the food delightful. Can’t say enough nice things about this hotel. Next time will go for the weekend. Yarm centre is a five minute drive and a great night out with lots of bars and restaurants along with some fantastic shops.
