The property had Lovely view of the sea
The property needs updating.
The wallpaper was coming off the wall in the bedroom. The room wasn’t a good room. At 01.55 my partner woke up with water sprinkling on him from the ceiling. We believe it was from the roof as they was heavy rain.
When telling the lady on reception she just apologised and nothing else was said!!!

The location is perfect! Straight down to a beach, short walk into town, shops, restaurants and pubs. Train station is just below if travelling by train.
Free parking is a bonus both behind and in front of the property if available.

It’s all a little tired. If you are picky, this accommodation isn’t for you.
We felt that the cleaning could have been better, eg, mould and grout in the bathroom, but also recognise that the property is old and tired. Nothing that bothered us, just feel it would be easy to make things a bit better and more appealing. We find the location and stunning views outweigh anything else about this property, hence the overall score.

The location would have been good.
The first room had stained toilet seat, cushions and runner on bed, walls and carpet was patchy. The secound room wasn’t a lot better and had live carpet bugs eating the carpet - the carpet had various patches where it had been eaten away. After having a very stressful few months and driving 4.5 hours we just wanted some R and R this would not be achieved here for us so we chose not to stay.
Staff were great. There was one lovely lady working in the bar and in the morning at breakfast who really brightened up our stay. Not sure what her name was but she was fab.
Could have done with a fridge in the room and there was no free view. Walls very thin, could hear next door snoring!
I liked the easy access to public transport, the beach and the 30 minute walk to Carbis Bay.
My room wasn't cleaned as I expected. I like my room cleaned at least every day.

We stayed last week and while there we rebooked to extend our st ives holiday after a week in a cottage.This time we booked room only. Thought we'd have a similar stay as last week. How wrong. Seems room only guests are put down the far end of the hotel on floor 3. (Family had same experience last week) yes we had the same view out of a much smaller window. Room was smaller and very hot. The floor was sloping so much it felt like being on board a ship. Room was grim. Floor boards creaked really really badly. Felt sorry for anyone staying below us. Doors banging throughout the night. Not a pleasant stay at all
The waitress for the evening meal was super friendly. Lovely lady.
We had a fantastic view of Porthminster beach.
On arriving and waiting to check in I to go and search out staff who were outside at the far end of hotel smoking. Does feel a little like an inconvenience as opposed to the coach parties the reception staff repeatedly talk about. Hotel very dated. As we had our dog we had to dine in the bar area. They didn't even have a table set up for us. Poorly organised. You do feel like no effort unless you've arrived by coach.
The hotel was very dated the shower was very small with trickling water not worth having one. Con webs everywhere in the room. The windows were old need new it wasn’t worth the money I paid. The beds were hard and worn.

The room had water running down the wall after I had a shower. Clear issies with damn and smelt damn too. The walls were painted a bit slao dash.
