I am writing to formally complain about the extremely unacceptable experience my family and I had during our recent stay at your property and to request a full refund.
We arrived at the property around 11:45 PM for a late check-in after driving for approximately five hours. Upon arrival, the staff could not locate our booking for several minutes and had to call another colleague for assistance. Eventually, we were allocated a room on the second floor with no lift access, requiring us to carry all our luggage upstairs ourselves late at night.
When we entered the room, we discovered that although the booking clearly stated accommodation for two adults and one 13-year-old child, the sofa bed intended for my daughter had not been prepared. Two members of staff attempted to make the sofa bed, but it was completely unacceptable. The sofa bed was broken in several places, extremely difficult to open, and the mattress was heavily stained, dirty, worn out, and clearly unsuitable for any guest, particularly a child.
I informed the staff that my daughter could not sleep on such a dirty and damaged mattress. One of the staff members initially suggested that a single room might be available so that I could stay separately while my wife and daughter used the main room. However, after contacting the manager, we were told that no rooms were available.
What was most disappointing was the response from the manager. At approximately 12:30 AM, despite knowing that we were travelling with a tired 13-year-old child after a long drive and were continuing our journey to the Isle of Skye the next morning, the manager dismissively told us that we could simply take a refund and “go somewhere else” in the middle of the night. There was absolutely no empathy, apology, or attempt to properly resolve the situation.
Eventually, another temporary single bed with another heavily used and uncomfortable mattress was brought from storage. However, the mattress was badly sunken and unusable.

Shower was very weak. I gave up in the end and washed in the sink. Bit cold at night too.
Lovely setting , in beautiful grounds . Very convenient for Stirling , Glasgow and Edinburgh.
10 mins to the walks of the stunning Ochil hills .
Quite a few stairs to the first floor . Due to the age of the building no lift but the staff always offered to help with any suitcases , which was lovely .
