When booking 5 rooms or more for rooms with the capacity of 6+ guests and single rooms, different policies and additional supplements will apply.

Smoking is not permitted in any of the guest’s rooms. If a guest is found to have smoked in a room, a fee of GBP 250.00 will be charged on the card used to make the reservation. Please note, if any damage is done to the room during the guest's stay, the cost of the repairs or replacement of items will be charged to the guest's credit card. Kindly note the property cannot process payments from American Express credit cards, and an alternative card will be required. Please note that the card used to make the booking has to be present upon arrival

If the payment card isn't present at the time of check-in, Kip may require a security deposit of £150 which will cover any damages or extra costs caused by guests - this deposit could be provided in cash or as a pre-authorization on a different credit card which belongs to the guest or anyone authorized to use it by the cardholder.Guests are required to show a photo ID and credit card upon check-in. The room is too hot, no ventilation, no air conditioning (4 floor, room number 406).

Close to everything, friendly staff, room clean, and the bed was comfortable.
It’s boiling as there is no window in the room. My friend gave me the heads up to buy a portable fan which made it more comfortable.
Location was fantastic. It was clean and really good value for money.
The heat. I was in a small single room with no windows which was fine, but there was no ventilation and no air conditioning. It was horrible. The crazy thing is the rest of the building is air conditioned.

The property was very nice and clean, stuff was very helpful, the location is perfect because it's right next to both overground and bus.
The only con was the air flow in the room, I was in uk when it was around 30° and there was no window nor ac so it was really hot inside. Stuff gave me an electric fan, which was nice, but it didn't help much.

The rooms don’t have good air circulation or windows, the room feels suffocating during the night. Also there is no water fountain with easy access.

Crazy basic for the money, air con is locked so you can’t change it. No water supplied. Only 1 lift, no stairs so takes ages to get in and out. Beds very uncomfortable. Shower tray blocked and overflowed when using.

I always like to stay at this place when I'm in London. Friendly and helpful staff, good value for money, great location (especially if your around East london) and clean (also the shared bathrooms are kept very clean). Always happy to return
