While the location of the hotel is excellent and very convenient for exploring Rome, the overall experience fell short of expectations.
Despite having a confirmed late check-out, the room key stopped working at 11:06am, which created unnecessary inconvenience. Communication on this matter could have been handled more effectively.
The room itself is in poor condition, with visible wear and tear throughout—scratched furniture, inadequate lighting, and a generally small, somewhat claustrophobic layout. While the bed is comfortable, the linens are too short and do not properly cover the mattress. Cleanliness is acceptable at a surface level, but attention to detail is lacking, with dust noticeable on frames and in the bathroom.
The shower is particularly small and restrictive, which may be uncomfortable for many guests. On a positive note, the bathroom amenities are of good quality.
The gym is unfortunately not usable: it is dirty, poorly maintained, and lacks basic essentials such as towels and water. The equipment is outdated, some of it not functioning, and the space itself feels neglected, with no air conditioning and an unpleasant environment.
In-room amenities are limited. The TV offers very few channels (no international options), and there is no complimentary water—minibar bottles are charged at approximately €2.50 each.
Breakfast was disappointing. Aside from some decent homemade cakes, most of the food was cold and unappealing. Despite breakfast being included, I chose to dine elsewhere after the first day.
The elevator is small, often busy, and has an unpleasant odor.
Service is inconsistent. Housekeeping staff were kind and courteous, but reception and service staff were at times unfriendly and lacking professionalism.
Overall, while the location is a strong advantage, the hotel does not offer good value for money. For a similar price—or slightly more—there are significantly better boutique hotel options in Rome. I would not recommend this property unless it undergoes a substantial refurbishment and improvement in service standards.
I say: the night time receptionist here returned my faith in humanity. I say: the hotel won me over through empathy. I got somewhat careless at Termini Metro station after a long day and succumbed to the hospitality of what appeared to be pick pockets of Romanian origin. This resulted in a series of events that had me wondering the streets of Rome at about Might. This gentleman supported me sufficiently so that I could have some sleep, a shower, and breakfast in time to register for my marathon event. The hotel room and discounted price was not bad,either. I was even allowed to store my luggage to enable me register.
Very disappointing stay.
We were only here for a short two-day trip and unfortunately the start of the stay was completely disrupted. The Wi-Fi in the room did not work and I raised this with staff three separate times. Each time I was told it was working normally and the response felt dismissive and condescending rather than helpful. It later became clear that the Wi-Fi was not working because of the leak issue in the room.
The room temperature was also showing 26°C and we were told the air conditioning was not available and only ran in fan mode, which made the room extremely uncomfortable, especially overnight.
The biggest issue was a leak in the room. The following morning we were woken up by multiple members of staff entering the room to deal with the problem, which was not a pleasant way to start the day. We were then moved to another room located in a completely separate building across a very busy street, meaning we had to walk back and forth between buildings with our belongings.
For such a short stay this disruption had a significant impact on our trip.
What is most disappointing is that when the issue was raised afterwards, the hotel reported that no Wi-Fi complaints had been made, which is simply not true as the issue was raised multiple times during our stay.
Overall the situation was handled poorly and the response afterwards has been extremely frustrating.
Hotel is situated very well. Walking distance to the Spanish steps ect. The service was very good. There is a nice spa area and gym. They have a nice rooftop bar. Stayed in the superior room which was nicely decorated and clean. No complaints . Would recommend
We picked this hotel due to the photos online and the modern style of the hotel along with the cleanliness and the factor of the pool and spa. I booked the “annex” room in the hotel, upon arrival we were taken to completely different building a few minutes walk from the actual hotel. It could have been specified when booking it is an actual whole other building. As a young couple it was scary walking in as the building was very old and run down with the lights not working properly. Don’t get me wrong the hotel room was as described apart from the very mouldy bathroom window. Along with no wifi at all for the entire trip and having to use data roaming. We booked the spa the day before for 5pm, the hotel reception advised there is maintenance until 3pm and should not be an issue. We had come back early from site seeing, got changed into swim wear to go to the hotel pool to be told the spa is not in use, we were not made aware of this which is inconvenient as this was planned into our day and the staff had no sympathy regarding it.
Perfect location, easy access to all touristy sites in Rome! We were the lucky ones who were able to get a room in the main building! Room was quite spacious for all our luggage. Bed was comfortable. Room was not noisy considering ours faced the avenue. The only drawbacks: terrible shower & tub, very hard to take baths in both. Also, shower & S&C pumps didn’t work and they were inconsistent with soaps so that was tricky! Aside from that, all good. I would stay here again in our next visit to Rome because the pros of the location exceeds any cons!
My worst hotel experience ever!
First of all, we were supposedly given a suite hotel room. The bed was completely broken, as was the sofa bed. As a bonus, the bathroom was dirty, with both the toilet and shower left unfinished and covered in sealant residue. Airing out the room was not an option because this room (509) overlooked the interior walls of the building, supposedly a suite (what a joke). Finally, after complaining for a long time, we were moved to room 209 the next day. This room was fine, considering the circumstances. That same night, my grandfather passed away and we had to leave the hotel to fly back home. We left behind four full days that they sold to new hotel guests on the spot. One compensation was good, though: we would stay in touch. Long story short, Booking.com contacted them to get some of the money back because of the extremely unpleasant situation. But as expected, the hotel doesn't care about this situation at all! People, stay away from this hotel, it's worthless. The Booking.com employee even agrees.
In terms of location, you could not fault the hotel, it is very central and pretty much all the main attractions are within walking distance. The room was very clean and amazingly quiet since we were in the city centre, but we were lucky and got a room which didn't face the main street. Reception staff were really friendly and helpful. The only small caveat - don't order an espresso at the restaurant next door, 1. they use cialde and 2. I was charged 5 euros for it - come on guys you are not Sant'Eustachio! - and then had to take it to the table myself!
Location was great, staff were friendly, room was small but nice. Wouldn’t stay here again though as the staff in the restaurant attached were very rude on two occasions.
The staff at check in were amazing and very friendly. Our room wasn’t ready but when we returned our bags had been brought up to the room for us. Another staff member escorted us to the annex separate building to guide us to the room. This building has a musty smell as soon as you open the door, the elevator can only hold 2 people and is extremely old.
Our room was spacious, bed was very firm but had a great sleep on it. There was patchy paint on the walls but this wasn’t as issue just not very appealing to look at. Bathroom was also a good size. We had an issue with a dirty stained toilet which we had to call down twice to get this rectified as it had not been properly cleaned from the previous guests.
Room had been thoroughly cleaned each day of our stay with no issues after this.
We checked out early and left our cases in the hotel and later returned to collect these. We decided to have a drink at the bar downstairs before we left. The barman took our order and we went to sit down but he then told us to get up and sit at the front which I found slightly rude.
Overall it’s a nice hotel and in an amazing location just needs a few tweaks.

We spent 5 days in this hotel The location was perfect breakfast super delicious and fresh the stuff are very friendly and helpful specially Red in the reception ,Julia and Glen in the breakfast are very nice and helpful smiling all the time ,We spent twice in the rooftop there was jacuzzi on the top was very relaxation .
The hotel was a bit dirty, very noise, since they have a bar in the roof, with no security, and was a lot of people in the rows of the propoerty

Rooms stink like cigarettes. Elevator is old and creepy. Bed is uncomfortable. Nosey outside. Asked for a different room and was told they were booked out. Cleaning lady was outside our rooms awkwardly waiting outside our door and she dint restock the used items. Had to ask multiple times and speak to the manager for the wine that was part of my reservation since they dint deliver it until the night before check out.

Bar Review - We were staying nearby and came here for a couple cocktails before dinner in the area. The bartender/server working said he’d serve us if we sat at the café tables outside, on the sidewalk, which is what we did. We waited about 8 minutes before he came out to help us though (wouldn’t normally be an issue, but we were limited on time due to our dinner reservation). They have a decent cocktail menu with lots to offer. I ordered a Classic Daquiri and it came out about 10 minutes later. It tasted like lime juice with no alcohol in it – very disappointing. Would I come back? Nope.
I booked this hotel for me and my partner, we stayed in a superior room which had a comfortable firm bed, It was modern and well equipped. The decor looked a bit tired in places but overall pleased with the room. I would say this hotel a 3.5 star hotel and would be a 4 star with a decor refresh. We were at the front of the building on a busy road so there was a bit of road noise but did it not disturb our sleep. There was a lovely window seat which was perfect for watching the hustle and bustle of city life. The breakfast room was small but enough choice and food was satisfactory. The location is perfect, it sits between the Trevi fountain and Spanish steps. In terms of value, the price of the room was reasonable compared to other hotels so centrally located.
The hotel room is small and the bed was terrible. Might as well have slept on the floor. It was hard as a rock. The pillows uncomfortable and flat. The sheets, you move and the sheet covering the mattress comes off and then you’re just sleeping on the mattress itself which is a bit gross. And the sheets aren’t very soft.
The location was great. Walkable, shopping and dining and easy access to the main attractions. The hotel staff were friendly and the lobby looks nice and the AC works great. But for the cost we paid would have expected so much more from this hotel.
