Disappointing ...
Pros:

The small shower room appeared newly fitted out - although the shower door was broken, but usable.
The room was clean and tidy

Cons:

The common area, reception,stairway, was grubby, not at all inviting.
The reception offered to being up drinking water (the tap in the room was labelled as not suitable for drinking) but it never arrived.
The room was exceptionally small, like a corridor, with a bed at the end

Sadly we were awakened at 2.30 in morning by a drunken man outside our window lying on the decking having a noisy phone conversation for over half an hour. At which point we never got back to sleep! Very disappointed customer !!!

The location is ideal for an event we attended at Victoria Park.

Cons:

On arrival there was a very unkempt man walking down the stairs and I was advise by the receptionist to ignore them, I found this very odd. As a women travelling alone with my daughter, I was very anxious as to how safe we were.
We stayed in the room opposite the reception, I could hear everything. I was woken up a few times in the early hours of the morning from people talking.

The room is so basic and dated, there was a strong smell of mould too.
The bathroom hadn't been cleaned, no where to hang a towel.
There was only 1 small mirror in the room which is located in the bathroom, not ideal for getting ready etc.
Kettle available but no drinking water available? Pointless. Furniture is very old and mostly broken, and the bed is extremely uncomfortable.

I was asked to leave a 5 star review but I just don't see how it's possible they'd expect that? I had mentioned a few issues as above but I just wanted to leave.
I don't often leave reviews but I'd strong advise any women or family with children to avoid this "hotel" completely.

A pleasant, if fairly basic, hotel, and very convenient if you're in the Victoria Park area.
Pros:

Convenient location, very friendly and accommodating staff, fairly comfortable bed.

Cons:

Curtains were too small for the windows, which meant that light from the car park, and later the dawn light, shone in through the night.

Comfy, clean, pleasant.
Pros:

Staff were super friendly, room was better than expected for the price and facilities clean.

Cons:

No door separating the toilet from the bathroom. Also, despite the blackout curtains, the flood light from the car park was quite intrusive. It may be worth putting some velcro on the edge of the curtain to stick it to the window surround to block out that light.

Good enough
Pros:

Pleasant staff, nice building, reasonable price, comfortable bed, and last minute availability.

Cons:

Nothing specifically bad, just a bit meh. But for the price, not too much to complain about. Bathroom could have been cleaned better, facilities a bit lacking, but generally OK overall.

Avoid this hotel at all costs.
Cons:

The room was dirty, the sheets stained, the bathroom door had been forced open and had a poorly filled hole in it, was filthy, and the sink was broken. There was no soap. When I complained, I was told that was the only option. We left after a couple of hours due to itching while on the bed, which led to suspicions of bed bugs. We were told after that we had been offered a refund (we hadn't). All messages after that were ignored and a refund never delivered. For around 130 pounds for a family of 4 per night, this was appalling. Avoid this hotel.

Good hotel, does what it says on the tin
Pros:

Location was great
Newly decorated rooms and large rooms, plenty of space

Cons:

Could do with a mirror in the bathroom (room4) and one over the dressing table
But not a massive problem but would’ve been better as near windows and lots of natural light
