Unfortunately, the hot water wasn’t working at all, so we had to heat water in the kettle to take a shower. This was very inconvenient and disappointing.
Location was good but on a busy turn on a moan road meaning lots of beeping and noise, room had Aircon but it was very noisy, we ended up checking out early and moving on.

Breakfast is just Standard breakfast. No butter, but margarine. no pork no beef was served. But in the menu is there,. There was butter and chocolate cake. They are just cheap cakes from the market. Had toast, Jam, sausage, 3 Potato wedges, 3 pieces of boiled carrot, some mushrooms and eggs. This is just a standard breakfast.
Even though the name says its a "Boutique Hotel". But its not. The hotel says it has parking, but actually No Free Parking. Parking by the roadside is very dangerous as it is located in a bend. No tissues in side the room. When asked for a Iron and a Board, only iron was given with a bed sheet. No Ironing Board. No face towels. Only two bath towels were there. No lift. The kettle had to be taken to the bedside to plug. No power outlet on the table. Just standard amenities not the Boutique Hotel amenities. No Balcony access from the room I got. It says Bath robe/Slippers, But they were NOT AVAILABLE.

Perfect place to stay in Kandy, close to the city center with a lake view. People were lovely, food is excellent, it's very clean and the bed is very comfortable. We recommand this place strongly.

Viyana Boutique Hotel is perfectly located, at only a few minutes from the Temple of the Tooth. The rooms were big and comfortable. We tried the jacuzzi in the upper suite and it was truly magnificent. The breakfast was amazing: the kids could not be happier with the waffles! We tried the restaurant as well and the food was very good (long waiting time though). Beds were very comfortable as well.

The staff were friendly, helpful and very understanding of my predicament in terms of not being able to stay and requesting my money back.
Although I had booked and paid for a three-night stay, I ultimately did not stay at the property due to concerns about the condition of the room.
The room I was allocated had a gap running the full length of the door that was large enough to fit my finger through. As the Sri Lankan police had issued a recent public health announcement warning that dengue fever was currently widespread, and the room overlooked the lake, I did not feel comfortable staying in a room that was not adequately sealed.
The staff showed me a second room, but it had the same issue, with an even larger gap around the door. I explained that I did not believe it was acceptable to charge guests for rooms in this condition. I was then offered a room without any windows, which was not a suitable alternative for me.
To the property's credit, once I explained my concerns, the staff agreed that to arrange a full refund of the amount I had already paid. I appreciated that they resolved the matter promptly, although it was disappointing that the rooms were presented in this condition in the first place.
