Very close to the beach and pier. Easy check in and out. Brilliant location. Can't fault it. Only thing was on top floor was very warm. It did have a really good fan on the wall but under the understanding of the weather we are having it was acceptable. Can not fault the place would definitely use again.
Nothing g really I mentioned the heat in last comment but that is not in the owners hands. Maybe A/C but obviously would have to reflect in the cost. Well worth the value of money.
This is the worst hotel we have ever stayed in when visiting Brighton. First no parking 2 spaces for 12 rooms. Then we were told we should have booked parking haha with 2 spaces. The receptionist could not speak good English because we did not know what to do with our car. Single yellows everywhere. She could not explain to us what we had to do. First we asked if we could see the room she sent me to the top of the hotel with a terrible winding stairs that look very dirty. I have a bad knee I looked in the tiny room with a tiny bathroom and a terrible smell. I looked out the window i saw the back of buildings. I went back and told the receptionist that I would not walk all the way up those stairs to stay in a room like that. The stairs are dangerous. She said ok and took us to a room on the ground floor. Then a man arrived the owner. He explained we had to pay £20 for parking in zone C he gave my husband a ticket like a scratch card my husband scratched the wrong box and the owner said he would get a ticket. So we had to pay another £20 for another scratch card parking ticket. Extra £40 on top of the room that was like a prison cell we slept on a bed that was made of wood yes the mattress was comfortable the the wood that it was on was dirty and full of stains so we're the walls ect and the bed side table was same. We were lucky we only booked 1 night. The hotel is also being used for people who rent and live in the rooms. I was approached outside by a man who speed very badly of alcohol and I just ignored him and walked away. If you book at this hotel you will be ver very disappointed with what you have to pay for. Only bonus was it was near the sea. But does that excuse taking people's money to stay in a shit hole because that's exactly what this place it is.

how genuinely friendly and helpful the staff were. the guy at the desk was excellent, funny and friendly - helped get a car moved so i coudl use the parking space out the front, and had a good dry sense of humour.
the cost was very affordable for a last minute, same day booking.
the location was on the sea front, maybe 10 mins walk from town.

it really was not clean at all. and i dont mean just the rooms. the walls, the floors, the doors, the outside of the hotel really needs a good scrub and clean up. the beds were CLEAN though but the floors and walls were not haha.

It was filthy, the bathroom smelt of mould and I don’t think it had ever seen any bleach. The curtains were hanging off the rails and the quilt on the bed looked dirty. The sheets were clean though.

Parking is tricky if you don’t manage to book one of the two parking spaces which they charge an extra £20 for.

Room had window removed so could not close, was open to the outside.

Good location to the sea front.
Our bedroom was missing a window pane so the window was constantly open and could not close, therefore quite loud from outside noise. The room wasn’t very clean. The floors were filthy, linen and towels were stained.
It was a convenient location and clean. The staff were accommodating.
We were on the top floor and it was so hot! The ceilings are also extremely low. We were also charged for the parking.
