A few scruffy bits, broken mirror, missing curtain holder.
The house has been recently renovated and our room was beautiful with lots of attention to details. It is a very dog friendly place with nice areas to go for a walk close by.
The restaurant was understaffed during our stay, which was noticeable all over the place due to long waiting times, tables not cleaned up etc. Most of the staff was very friendly and forthcoming, but unfortunately not all of them.
Great hotel with really nice pub too. Cooked breakfast was delicious. 10
minute walk into the lovely town of Emsworth, we had a great time.

Didn't have breakfast ,.when I booked I thought continental breakfast was included. However this was not the case. Thought the price was high with that in mind .
Booked a twin room , was given a large double instead.
Very noisy, and woken at 5am by refuse collection taking place under the bedroom window.
We thought breakfast was included, because of Booking.com's presentation.
