A distinctly independent pub with rooms in an excellent location right on the Breach Green. Our room was a good size with armchairs looking out across the green towards the sea. Staff and locals very welcoming.
The bathroom was a bit cramped but workable. Also the hotel is a on a busy junction so there is traffic noise if your room fronts onto it. It was a hot day so the noise may have been more noticeable because we kept the windows open.
It's a budget stop, so step in with those expectations and watch them knock it out of the park. Family run and off the beaten track as between Worthing and Brighton
Rooms were impeccably clean on arrival and beds comfortable.
Breakfasts were excellent and worth adding into your stay.
Service was 10/10 across the board - nothing was too much trouble.
Locals in the bar downstairs very friendly.
Right next to Lancing Beach, which itself was lovely.

The location was perfect. The room was spacious with beautiful views out of our window. We were really lucky to get parking on site but there’s plenty nearby. The staff were very welcoming, professional and friendly.
The stair/landing carpets! Needs a thorough clean or replacing. The bathroom also needed a thorough clean and the radiator needs replacing.
Tasty omelette for breakfast. Location perfect. Room very well set out.
Nice hotel with balcony near beach had free parking outside luckilly not a busy day so not always available ,local shops close for bits and bobs and a few restaurants for eating out , bus routes to brighton across road

Great staff, warm welcome. Room was large and very clean. Mine had a small terrace. Close to the sea, restaurants and a shop. Over a bar but not noisy. Large beer garden at rear.
