Great location. Property in need of refurbishment.

The location is perfect for exploring Lincoln and beautifully situated opposite the cathedral

Cons:

The property is very tired and in need of refurbishment. The furniture and beds are very old and in need of replacement. The bedroom windows are well overdue a clean. Gardens could be a lovely place to sit but are very neglected.

Location is good, Just a very tired Hotel

Breakfast was very nice with a good selection.

We was greeted very nicely by a member of staff

Cons:

The bed frame/base was creaking when we got on to the bed then the mattress dipped and we rolled into the middle. It was very uncomfortable. We were awake until 4 a.m. In the end my wife on the edge of the bed and I tried to settle down on the other edge of the bed. The little sleep we did get left us exhausted with stiff necks and backaches. We are not sure if it was the bed frame that was broken or the mattress, The room was in need of a redecorate due to possible damp in the wall.
We do not make a habit of complaining but feel we have to on this occasion. We are seeking a full refund for our room. As we definitely did not get a goods night sleep on this occasion.

Only there one night, Breakfast was the best part. No tables available for dinner for residents!

Pros:

Staff were very welcoming and helpful. They found us a secure room to store our bikes overnight. The breakfast was very good.

Cons:

It looks dated and unloved from the outside. The view out of our room was ugly. The room was very hot and it wasn't especially warm outside.

We love staying here but it needs some tlc.
Pros:

The hotel is friendly and you get fairly good service especially at breakfast

Cons:

The decor is very tired. It's sad because otherwise it would be lovely. The chairs in the lobby all need reupholstering or at least cleaning. The corridors need new carpeting. The bathrooms all need redoing.
The 'garden' at the front is as basic as it's possible to be - but it could be so much better with a little investment!

It served a purpose for one night but we would not have wished to stay for a week.

The location was perfect our events the next day

Cons:

The fabric of the building is showing its age and evidently a lack of maintenance. The corridor we needed to use had a musty smell and our room had evidence of damp and mould.
The public seating area should be critically reviewed as the fabric of the seats needs to be cleaned as a minimum or replaced.

Great location - excellent parking
Pros:

Its location is excellent - right next to the cathedral and very good parking

Cons:

No food in the bar except pork scratchings, although the receptionist said we could get sandwiches in the bar.
