The location is good and quite convenient for getting around.
The homestay seems quite old, and the room amenities and facilities are outdated without being properly maintained or upgraded. Although the surrounding area is spacious and airy, it is poorly maintained—the yard was littered with trash and didn't appear to be cleaned regularly. Overall, the cleanliness of both the room and the entire property was disappointing. As someone who values cleanliness, I found it quite unpleasant.

The staff very welcoming, very nice and trusting (I could take bottle of water and pay only at the end). + the laundry super quick I had (less than 24h). I liked the spot too, really quite (worth saying) eventho that was noisy all day if you get the rooms close to the pool I was lucky enough to be as far as possible from it.
Pillows way too small for that range of price, just one cover for the bed and not very comfortable, the cleaning could be better too. And the mattress are the very very basic foam ones, so very neutral comfort.

This is a excellent place to stay with very nice big rooms with comfortable beds and very good air conditioning, the breakfast was plenty, not great . There was a beautiful well maintained pool and a beautiful well maintained yard, there were bikes for rent. and lots of restaurante in the area within walking distance, The bathroom was nice with hot water and toothbrush and toothpaste.
It was a was away from Ninh Binh but if you rent a bike it is okay.It was very peaceful and quiet.
The distance from Tam Coc
The homestay was perfect for our 8 day visit. We leisurely visited Tom Coc, Trang An, Bai Dinh, Bich Dong, How Lu and Mua Cave. Taking a dip in the pool was the perfect reprieve from the hot sight-seeing. Plenty of restaurants nearby and just a short Grab ride to the main village.
