Abby and the property manager treated me with southern hospitality from the start of my stay all the way until the end!
Pros:

The property was in a superb location.

Cons:

The lobby, hallways, and elevators were always hot. I personally am not use to being in a building, in my country, without air conditioning especially during the summer months. When you walk into the hallway, from your residence, and immediately start sweating that was a tough one for me. I understand saving homeowners money when it comes to HOA monthly dues, but I as a homeowner would want the air. Again, this is just my perspective and what I am used to.

Within the unit, the only thing I would like to point out that I feel needs to be addressed is what appears to be a leak at the foot of the tub and below the sink. There was always standing water. I would use a squeegee, each time I saw it start to puddle, to remove it and then it would be there again.

Excellent stay far beyond what we were hoping to have.
Pros:

Everything was seamlessly smooth. Owner is very accommodating and responsive. Place itself was clean, spacious and complete with amenities. Would definitely rebook if we need a stay in Mactan.

Molds in the shower stall.Ref wasn't cleaned properly with food particles and crumbs inside.Range hood vent dirty. Drinking water container was left 98% empty instead of having 1 already full ready to be used.Wifi password in printed brochure incorrect and instructions of 5 character code to open door was wrong being given 4 characters instead.Bed uncomfortable. Just overall an unpleasant experience and the worst stay I've had in Mactan Newtown area the past few years...Heightened expectations from correspondence with Super Host Rose quickly disappeared once inside "The Nest".☹️

A good stay in one of the nicest and newest locations on Mactan.
Pros:

Very friendly and accommodating host who went out of his way to let us check in an hour early on short notice. He even provided free fresh fruit and snacks for our arrival. The location is fantastic and is a highlight of this property! Being in the Newtown area, everything is clean and new with lots of restaurants and eateries, a small grocery store, a pharmacy, a bank, and a 7/11 all within a short walk. There was also ample police presence so absolutely no worries about any criminal activity. Nice shower and the toilet being in a separate room was a great bonus simplifying morning preparations for two guests. A well stocked kitchen and a large refrigerator add convenience to the stay.

Cons:

There was a laundry machine located on a separate balcony off of the kitchen, but I didn't use it because the area was covered in a large amount of bird droppings. Probably could use a screen or something to keep the birds out. Also, while the host was awesome, the security at the front desk for check-in was less than helpful; not so much rude as simply uncaring. The wifi was also very slow and unreliable. The host was aware of this issue and notified us of it at check-in, so he was honest about it, but still disappointing for such a new property in that neighborhood.

De schimmel op alles binnen de accommodatie..
Er zijn 6 bedden en 3 slaapbanken in een 2 persoons kamer geplaatst, dit wordt aangegeven als 9 persoons.
De badkamer was niet te betreden door de schimmel lucht
De airco was zo zwaar beschimmeld dat deze niet aan kon
Het zwembad viel uit elkaar overal los liggende tegels etc.

Pros:

This place had 100+ problems. Overall a wore out broke down condo. It was stinky (bathroom ventilation problems) and thick grey mold growing. Bunch of junk in the wore out old kitchen. Checkin was uncertain till the last minute. I’ll never stay there again.

Good Centrally Located & Well Equipped Condo in Mactan Newtown Area
Pros:

Central location in Mactan Newtown on 17th floor of One Pacific Residences. Lots of restaurants nearby and nice beach within 10 min walk, Condo was spacious, tidy, generally clean and a bonus water dispenser. The kitchen was well fairly well equipped (4 knives missing). Beds were comfortable and pillows were great for side sleepers. Great to see a washing/dryer machine and clothes hoists. Air conditioning worked well. Happy wih the prompt communication from the manager. Concierge in reception were very polite and helpful. We would gladly stay again.

Cons:

The noise of the roosters all night from bedroom 2 (I know that's out of their control). The blinds were old, tattered in places and did not make the rooms dark at night and in the early morning. If these were replaced or blockout curtains installed, it would be a better score. also, there was only a bedspread and no top sheet on the two beds. The floors were a bit dirty on arrival, could have done with a better clean.

Avoid This Place: Disappointing Experience

We booked a month in advance, but unfortunately, we never received a confirmation email. There was no communication from the property owner before our arrival, and we lacked details regarding the exact address during the payment process.

Upon arriving, we were unable to reach the property owner. It was only after checking in that we discovered a beach access fee of 350 pesos per person per day, a detail that was not mentioned during booking.

The room itself was not up to standard; we found spiderwebs, and the kitchen appliances and cutlery were dirty. The laundry room window didn't close properly, allowing insects to come inside.

We were provided with only four bath towels for five guests, which was inadequate. Additionally, the TV was a different size than advertised and there were no available channels. The WiFi connection worked but was significantly slower than what was promised.

One of the wardrobes had broken hanging rods, and the air conditioner’s remote was without batteries, making it impossible to adjust the temperature.

Due to these issues, we had no choice but to spend a large portion of our travel funds finding new accommodation at the last minute. This experience was frustrating and disappointing.

We were in the room for a total of 4 hours before leaving. The owner would not refund our total amount and charged us for 1 nights stay.
