Pros:

Die Lage ist gut, da es nahe der Hauptstraße liegt und man fußläufig Geschäfte und restaurants erreicht. Taxis können die Unterkunft leicht und schnell anfahren.
Das Gelände ist schön gepflegt und es war sehr ruhig.
Das Personal war grundsätzlich bemüht weiterzuhelfen hat aber nur eingeschränkt Möglichkeiten/Befugnisse.
Die Bungalows waren grundsätzlich sauber.

Cons:

Wir sind als Gruppe gereist mit 4 Erwachsenen und 2 Kindern und haben 2 Bungalows gebucht. Als wir ankamen war leider etwas Eidechsen Kot auf dem Bett, was nicht weiter dramatisch ist, aber vorher hätte einfach beseitigt werden können. Unangenehm war die tote Fledermaus auf dem anderen Bett und die restliche Fledermausfamilie die in einem Bungalow wohnte und als Mückenabwehr dient(?). Moskitonetz gab es keine was bei den umliegenden Teichen und Tümpeln dennoch nützlich gewesen wäre. Es wurde uns eine chemische Abwehr angeboten die wir aber wegen Baby und Kleinkind nicht nutzen wollten.
In keinem der Bungalows funktioniert das WLAN. Die Managerin meinte wir sollen eins der anderen WLAN nutzen, was aber in einem Bungalow nicht ging. Erst nach langer Diskussion gab es am Ende einen kleinen Rabatt. Einen Techniker zum Beheben des problems schickte sie nicht. Auch war ihr egal das die Matratzen dermaßen durchgelegen waren, das ein Bett praktisch nicht nutzbar war weil es eine 10cm Liegekuhle hatte.
Meine Beschwerde darüber und Drohung das wir abreisen werden weil die Betten so schlecht sind würde mit dem Vorschlag 2 teurere Zimmer zu nehmen oder doch bitte abzureisen. Es ist der Managerin völlig egal gewesen, weil es die Hauptsaison ist und sie die Zimmer sowieso vermietet bekommt.
Eigentlich ist die Anlage ein Homestay mit großen Garten und Bungalows. Die Villa wird am Wochenende vom Besitzer/Manager bewohnt. Sie waren sehr gastfreundlich aber man hat gemerkt das sie hier eigentlich ihre eigene Freizeit in Ruhe verbringen wollen.
So gibt es auch kein Restaurant (entgegen der Angabe) sondern eine große Küche die das Personal nutzt um auf Vorbestellung Gerichte zuzubereiten. Das ist ok, wenn man das planen kann, auch wenn es preislich nicht attraktiv ist. Spontane Wünsche nach weiteren Gerichte können nicht erfüllt werden. Eine Bar/Café gibt es auch nicht, es sind einfach falsche Angaben im Inserat.
Außer der Managerin kann niemand Englisch.

Endroit ravissant mais difficile en communication

Les Bungalows situés dans un beau jardin. Au calme.

Des notre arrivée, nous avons été surpris car La communication avec nos hotes était difficile, pas anglais compris. A chaque question posée, personne physiquement parlant pour nous répondre. Uniquement par WhatsApp et depuis notre bungalow... Réponse de leur part de la même manière (WhatsApp). Assez sordide comme situation... Atmosphere plombée.. Et enfin quelqu'un à notre sortie pour un peu de dialogue après 4 jours.

Beautiful, relaxing, peaceful getaway!
Pros:

The grounds are gorgeous! Pool and lake were amazing. I have travelled a lot, and this hotel is truly special. Lovely home in the country. Excellent service and welcome. We booked three scooters from them and it was seamless. They also booked a driver to the airport at a very good rate. Breakfast was varied and delicious. Views are spectacular- so close to Bai Dinh! They made bait for my son who caught 3 fish in the lake on the property! A relaxing oasis!

Cons:

Loungers by the spectacular pool would be lovely!

Best service ever. Great food, lovely people, very comfortable and highest price quality!

Kan dit aan iedereen aanbevelen. De eigenaar heeft geholpen met de tranfers, het boeken van de tickets naar trang an.

Hadden een paar heerlijke dagen, zou graag langer hebben verbleven. Heerlikk gedineerd met lekker bbq.

Banana pancake ontbijt was ook prima.

Overall, it's one of the best places I've stayed and I highly recommend it.
Pros:

This is a beautiful and quiet homestay with a nice pool, fruit trees, and flowers. The staff are wonderful, polite, and clean the rooms daily. The hostess is professional and communicates via WhatsApp.

The food is good with generous portions. The bungalows are spacious and bright with good ceiling fans and fast, stable Wi-Fi.

Cons:

The only issue was that the rental bikes were not in a great condition.

Don't open a hotel if you can't staff it
Pros:

The location and facilities were very good, the bungalow was reasonably comfortable and the location was very close to Cuc Phuong national park.

Cons:

The staff were entirely absent. No one was actually at the property, and this led to me being locked out in the evening. The staff consisted of an older woman who clearly did not want to be there, and a child. The older woman attempted to scam me by insisting I had not transferred my money to the right account, and needed to do it again, despite having checked the details before I transferred. Avoid.

Pros:

The place is absolutley beautiful. Clean, details are amazing, what you see on photos looks exactly like in real life. Food is tasty.

Cons:

Organisation of the place is a bit confusing. Staff speak no English so you need to communicate everything through whats app with the lady of the house that's only present at the property on the weekends - breakfast time, any queries, restaurant orders, like literally everything. It's not something we encountered before and it felt like we were bothering staff with requests. Restaurant menu is overpriced compared to average in the area. You only can pay in cash for the hotel. There's no ATM in the area that accepts international cards, we payed in mix of USD and GBP. A lot of bugs due to the lake presence.

Swimming pool was closed when we arrived on a hot afternoon and reopened as we departed. We were anxiously awaiting a swim upon our arrival as we chose this place because they had a pool. We were disappointed. But everything else was nice.

Super friendly and sufficient staff and owner. excellent experience
Pros:

We get to enjoy the truly Vietnamese lifestyle, living in harmony with nature but still very comfortable. A full lunch and teabreak by the pond, that's all you need to actually getaway from the heat and pollution of hanoi.
The villa located near Bai Dinh pagoda, only 1 hour drive to Cuc Phuong national park, so lots of choices for your entertainment.
