A great 1 night stay
Pros:

We stayed in a huge corner room and the bed was enormous - a superking - and very comfortable. We arrived after normal check in and received detailed instructions and photos for accessing the room. It all worked well. Plenty of street parking too - on a Monday night. Fab location - one block from the South Melbourne Market. And lots a great cheap and cheerful restaurants nearby.

The worst experience on booking.com ever
Pros:

I arrived in the evening with no one in the reception. The lift was broken down and the guy who picked up the phone forced me to cancel the booking. He canceled my booking without my consent. It was highly unprofessional. I now need to make a formal complaint with booking.com. I would NOT recommend anyone to stay

Comfortable bed, bathrooms have been upgraded recently, love the big windows and high ceilings
Pros:

Location great, easy to get into city quickly in the AM. Lots of restaurants in area and a grocery store.

Cons:

Some maintenance is required for the room I was in. The shower area needs attention: slow drain, missing face plate on the tap, tap handle not set (fell off). The kitchenette sink needs be fastened to the counter (loose). Music from the restaurant does come up into the room

Disappointing
Pros:

Location only

Cons:

Stayed a few times, and it’s been really good, but lately each stay it goes downhill. It was dirty around the entrance and the stairwell, had an odour too. Sink in bathroom was blocked with hair and gunk. Our room was above the hotel poolroom, noise was crazy.

great locations but needs work in terms of cleanliness and plumbing.
Pros:

the location is great being very close to south Melbourne market and lots of options in relations to restaurants.

Cons:

the whole building had un unpleasant smell , like the carpets have never been cleaned , and the room itself did not smell particularly clean which was unexpected at check in. the water coming from the faucet in the bathroom did not get hot, so our suspicion was neither did the shower.
