All in all I'd recommend the place for the location if signs of wear don't bother you.
Pros:

The view from the lobby was spectacular, the staff was friendly and the rooms scrupulously clean!

Cons:

All three rooms I booked for my family showed signs of heavy wear and tear. Damage to wooden furniture, rickety chairs, wallpapers worn and carpets stained by spills forgotten t the ages.

A peaceful haven - really recommend.
Pros:

Rooms were beautiful with a lovely table in the bay window to look out at the sea. Staff were very friendly and accommodating- can’t wait to go back !

This hotel is a gem. The views are amazing, room facilities are top notch, breakfast is delicious and the staff are fant

Everything was amazing! The sea view room of the North beach and Tenby harbour was stunning! The room was modern, comfortable bed and spacious. We had tea & coffee making facilities and a clean, modern bathroom with a great shower. Breakfast looking out to sea was fantastic and tasted delicious. Definitely coming back as staff Andy the night porter and Simon the manager were fantastic. Plus the Stage Door pub, attached to the hotel had an amazing live band on on the Sunday. Loved every bit about this hotel. Well worth the money. See you in October!!!

Cons:

I would have given this property a 10/10 but we could only open the windows a few inches and it was really warm weather, so we would have loved to have them open fully to benefit from the sea breeze… and look out to get the mist of the wonderful view.

Royal Lion Hotel, Tenby
Pros:

We were in room 307, sea view, lovely room & showroom. No TV remote when we arrived, staff tried to find it, when they couldn't, they changed the TV for a bigger better model, nothing is too much trouble for them all....top marks. Would stay again.
