I would not return.
Pros:

The breakfast was horrible. We arrived at 9:00 and even though it was available until 10:00 the hot food was cold, there was 1 cold sausage left and the eggs were cold and dry. People after us ate no "hot" food. The pancake machine was broken and a kitchen worker attempted to trouble shoot but was unsuccessful. The room's facility manual devotes an entire page to the hot food and pastries, but the ad is misleading and untrue.

Cons:

The parking lot is on a hill and unsafe.

Perfect location for Asbury. Small improvements would make such a difference.
Pros:

The location is ideal for family of Asbury University students. The atmosphere is calm, quiet. It attracts a friendly clientele. The breakfast is improved although the coffee is not brewed well.

Cons:

We had adjoining rooms and both bathroom shower curtains were moldy. There are improvements and small renovations needed that would make such an impact. Small painting jobs, small repairs, fresh shower curtains would make such a difference.
