Wonderful location and great room. Highly recommend.
Pros:

Boutique feeling. Sister hotel down the street stored our luggage as this location only has staff a few hours a day. We also ate breakfast there which was fine. The room was snug but big enough for 2 people and baggage. Very clean and modern.

Cons:

The ac would make its own decision at night and it is directly facing the bed so we were woken up by ice air after being a bit warm during the night. Also the tv is mounted so you have to ram against it to get into bed. Fine for me but maybe not so great for the tv.

Pros:

Equipo joven e internacional con perfecto inglés. Puedes reservar una cocina comunitaria muy bien equipada solo para ti (lo malo es que solo puedes de 14.00 a 20.00 h).

La ubicación está muy bien, está cerca de Kawaramachi, aunque en una calle tranquila y tiene varias líneas de bus cerca.

El baño estaba bastante bien. Era pequeño pero moderno.

Aunque solo hay una lavadora y una secadora, en la misma calle a 1 minuto hay una lavandería de monedas que funciona muy bien.

Cons:

Por los m2 de la habitación esperaba que fuese más grande. Creo que se pierde mucho en el pasillo, y no son m2 útiles. Teníamos una maleta grande y otra de cabina y había que saltarlas si tenías una abierta. Aunque las tengas cerradas tienen que estar en el medio y molestan por todos lados. Solo una barra con 4 perchas, aunque hay una cómoda con cajones grandes para la ropa. Lo recomendaría solo para viajes sin mucho equipaje.

No se puede abrir la ventana para ventilar y no conseguimos acertar con el aire acondicionado: o mucho frío o mucho calor.

Solo hay servicio de habitaciones cada 3 días o a mitad de estancia, aunque las toallas las puedes cambiar cuando quieras.

Pros:

Die Lage ist sehr gut um viele Sachen zu Fuß zu erreichen. Aber auch ÖPNV Anbindungen sind gut und es ist zentral um alles mit dem Fahrrad zu erkunden.

Cons:

Das Zimmer ist sehr klein (ca. 9 m2 + Flur und Bad). Man kann das Fenster nicht öffnen und wir mussten über den Flur Sauerstoff reinlassen. Wir durften das Fahrrad auch nicht kurz zum Umziehen vor der Tür abstellen …. Der nächste Fahrradparkplatz ist ca. 10 min entfernt.

Rooms were small but nice and again loved the location.
Pros:

Loved the property location and surrounding area. Rooms were cute and cozy

Cons:

Would have loved to see staff a bit more at this location. But when we did see them they were very nice, polite and helpful.

Fantastic people and the location is PERFECT!

The location and the facilities are amazing! Loved the fact that we could walk out the door and be at fantastic restaurants and places to visit.

Good location, quiet neighbourhood, good value for money and comfortable.
Pros:

We arrived before check in, but were able to leave our luggage at a "sister" location a few meteres up the road, which was very handy. Check in was good. I could have done it on line, but just wasn't sure.
Room was what the pictures were like. The shower area was a bit funny, the sink to wash your face was just behind a petition in front of the shower door and near where you made a drink. No actual separate bathroom, but we were fine with that. There were laundry facilities on site, which is always a bonus and appreciated. In a separate area in the foyer there was a lounge area with microwave and other kitchen facilities which looked nice, but we didn't use.
Location for us was great. About a 10min walk from the our exit at Shijo station and also not far to Karasuma station. About a 5-6 min walk to a main raod where we caught buses to different locations Golden Pavillion, Philosophers Path etc. Plenty of eateries nearby. We enjoyed our stay there.

Cons:

Nothing drastic, a couple of spoons to stir coffee/tea would have been a good addition. Nothing else really.
