What I didn't like about this property was that there wasn't anyone in the office when we arrived. Infact, door was locked. Only a note to say we needed to text the owner. We did as instructed to be told we did not have reservation. I had proof of payment along with confirmation of our reservation.
We booked one night stay already to check-in, wouldn’t take us. Said we have to have a three night minimum. Ready to check in at the motel all they had was a note to text them.
The review may have been better if we have an opportunity to get our room .
We got there and they didn’t have a room for us! I think they weren’t willing to give us the deluxe room we paid for because she asked me how much i paid. Also she wouldn’t answer the phone, only text.
Place looked like a dump! But the biggest problem is they didn’t have my room or reservation! I had to find a room for that night in a panic. No help from Expedia. Still awaiting!
After booking several months in advance with several other parties, the other parties were all told that they did not have rooms available for them so it seemed as if the property does overbooking. I was lucky and the property actually had a room for me. By it being 4th of July weekend, there were hardly any vacancies on any neighboring properties. I ended up having to have everyone in my tiny room for a day and helping them all find other places to stay at. Although I wasn’t directly affected by the property, everyone else around me was and upon reading others reviews on the property, it seems as if there is poor management communication etc. also, when you call to speak to a manager, no one answers the phone but then you will receive a text back. Others in my party didn’t receive positive responses but I did. We all booked back in April so this was all very frustrating. I wasn’t directly affected again, but everyone in my party was.
We liked the privacy we had.

We were unable to stay. Absolutely no parking!!! Had to drive 25 minutes away to Tampa where we were able to stay at a wonderful Coutyard hotel that actually had parking!!
This hotel does not take reservations for one night and despite our booking through Expedia were unable to accommodate us. I am mostly disappointed with Expedia.

No customer service or contact whatsoever apart from initial check in where initially they said we had no booking there.This was due to the fact that they had used my first name on the booking form.This is what the Americans would term a Mom & Pop set up.There were no amenities apart from one bar of soap and one toilet roll.The advertised free wi-fi did not work the entire stay.The room smelled strongly of cheap disinfectant upon check in and persisted for two days,the floors were filthy evidenced by black feet after walking around barefoot for the first half hour.It was obvious the cutlery and crockery were only rinsed between stays and had to be thoroughly deep cleaned before use.The air conditioner was like a jet engine and there was evidence of black mould on the vent.On the upside the bed was comfortable but the pillows were so big ( no spares)resulted in bad necks.

•No one to greet us, key left in an envelope on a board outside the locked office.
•No toilet paper in room and bathroom had hair in tub and toilet.
•Got back from the beach one day and the door was open. They had done some work on the room next door and used ours as a guide and not closed the door.
•The people in the room next to ours could open our door because all of the codes were the same.

Loved this place! Great area with easy access to the beach. Great view of the bay off the patio. Made our stay perfect!
This place was awesome! Right around everything. Very close to the beach. And plenty of room for 4 of us. We got an upgrade on our room and loved it! Had outdoor space. Very lovely views! Happy that i made the decision to stay here! Will come back!
We were upgraded to a king room that was terrible. The floors were filthy, the coffeepot had old coffee still in it, the sheets were stained, and the closet was in disrepair. (doors hanging off of the track) When I booked the room as you can see from the email you sent me we had a nice room with a sitting area and larger room. The manager told me the room we were given was considered an upgrade because it had a cooking area. We did not come to cook. I was very dissatisfied when I talked to the manger. She told me I didn't reserve the room I thought I did and they had to change my reservation. I asked why I wasn't notified and she told me that was not their practice. She said they owned three properties and could place us at any of the three. It was a horrible experience.
This place is comfortable and homey. Don’t expect the Ritz. Good value for the money.

We booked through Expedia and received the usual confirmation email. The hotel texted shortly afterward-‘Confirming 2019 Beachouse Inn&Suites resv 2/26-3/02 King Studio. Thank you Beachouse,Silver Sands Point LLC’. The text didn’t request a reply to confirm, we assumed it was to let us know the room was reserved. There were no further attempts to contact us, no emails or texts asking us to reply to confirm.
We arrived and she said she wasn’t sure if we were coming! I said Expedia had confirmed our reservation. She said she sent a note through Expedia saying our mastercard had been declined, which I never received, but it was the same card we used to pay when we arrived! She mentioned the text-we told her there was no request to answer and confirm as Expedia had already done that. Expedia confirmed that their email is all that is required.
She had a room for two nights but we had to switch for the second two nights. It worked out but it could have been a disaster!! We weren’t the only ones to have problems. Another couple had done everything ‘right’-their room still wasn’t ready when they arrived! They had to find another hotel room for the first night!
It is a nice property – clean, comfortable, close to the beach and restaurants. It would be nice to go back there but I wouldn’t take the chance that our room was actually reserved!! She owns the Beachouse Inn & Suites, Silver Sands Hotel and one other hotel across the street. Beware!!

We booked the hotel through Expedia in Oct 2018 and, as usual, received an email confirming our reservation and letting us know that there was no need to call and reconfirm. I received a text from the hotel shortly afterwards saying, ‘Confirming 2019 Beachouse Inn & Suites resv 2/26-3/02 King Studio. Thank you Beachouse, Silver Sands Point LLC’. I thought that was a nice touch but didn’t respond as we had already received confirmation from Expedia, and I have never had to confirm directly with a property when using Expedia. And there was no ‘call to action’ in the text, no request to reply and confirm the dates. We assumed it was merely a note to let us know the room was reserved.
We arrived on Feb 26th and were told that she wasn’t sure if we were coming! I said that Expedia had confirmed our reservation. She said she sent a note through Expedia (saying our credit card had been declined) which I never received. My credit card company wasn’t able to confirm the decline as it was too long ago, but it was the same credit card we used to pay the bill when we arrived! She also mentioned the text and we told her there was no request to answer and confirm as Expedia had already done that. I contacted Expedia after we returned home and they said that their confirmation is all that is required. There were no further attempts to contact us, no follow up emails or texts asking us to please reply to confirm our reservation, so we assumed all was well.
The room was had a king size bed and was clean and a great location. I selected Beach House Inns based on the picture. When we arrived we found out their were three properties associated with the property. We ended up in Sand Point, which had a great pool, but 75% of the rooms were rented month to month. Overall, the place we stayed at was nice, but street level and noisy in the morning.
