No frills, good value place to stay close to the city
Pros:

The location is very good in general. It’s quiet and set in beautiful grounds. It was pretty good value. Good breakfast and really nice room to have it in.

Cons:

No air con. Even though we borrowed a fan the room was hot and the windows only open a tiny bit. The decoration is quite sparse, it feels a bit institutional.

A little underwhelming in term so facilities, breakfast, room, etc. relative to price.

Pros:

The location was ideal, and the staff were very helpful, a good breakfast and comfortable beds.

Cons:

We were on the 1st floor and as elderly ladles, we would have preferred a lift rather than stairs, although the staff were very helpful and carried our case to our room.

The best in Leeds
Pros:

What a brilliant place - I would highly recommend this to anyone. I really enjoyed my stay here and if in the area again this will be the place I will be booking again. Can I pass on my thanks to Sarah the receptionist who went above and beyond to ensure my early check in and was very helpful. She is an absolute credit to your hotel.
Thank you again.

Perfect stay in a lovely part of Leeds.
Pros:

The stunning building in leafy surrounds with free parking and on the bus route,
The very helpful night receptionist,
The space between the twin beds, The spotlessly clean & powerful shower,
The best cooked breakfast my companion has ever had!
As a vg, I was delighted plant milk on the breakfast buffet with a lovely array of cereals & fruits and delicious coffee & herbal tea.
Stayed one night and was very impressed with everything.

Pros:

Efficient check in; plenty of free car parking; clean; good value for money.

Cons:

As others have said, this feels more like an upscale hostel or scout camp than the faded country house grandeur I was expecting. It was perfectly clean, but the room was quite sparse, and there was no kettle in the room. There was a kitchen area close by, with tea and coffee making facilities, but that isn't as convenient as having the facilities in the room.
