Winter getaway
Pros:

We enjoyed our stay at the Francis Marion. It was within walking distance to all the sights we wanted to see, the hotel staff was friendly and helpful, and we appreciated the little touches like complementary coffee in the morning, cookies in the afternoon, a water refilling station, bathrobes, and water bottles in the fridge.

Convenient location, charming old hotel
Pros:

Location was perfect to walk to everything. Old Charleston charm. We had a fourth floor room that was near King Street. My only complaint is that if you are a light Sleeper the noise from King Street does not end until around 2:15 AM and that was consistent every night. We stayed Thursday-Monday. Nightlife, cops, people, screaming, etc. not the quietest place to be, but if you like the nightlife, you can walk straight out your door into bars and clubs.
This hotel is under years old, but has been maintained however some corks like tiny bathrooms and not as many outlets, etc., are to be expected. The hotel restaurant "Swamp Fox" is nice but extremely busy at all times so make sure to make reservations because it is a tourist attraction in addition to being the hotel restaurant.

Pros:

Excellent in every respect: location, comfort, full breakfast, service, historical design. I loved the Big Band & old standards music in the lobby, along with fresh-fruit spa water (and the cookies). I'm so glad we stayed in such a unique place.

Location perfect but we will never stay again!
Pros:

Location was perfect and the hotel itself was beautiful.

Cons:

The bathrooms are so tiny, the air conditioning did not work. We called for help but it wasn’t fixed and barely got any sleep at all. It was miserable!!!! The fridge leaking all over the floor, so damp, muggy and warm. Ruined my daughter’s birthday trip!!

Incredible Breakfast and Staff
Pros:

Specifically writing this review to praise an employee - Sylvie from Quebec. Having her serve at the breakfast buffet was the best thing about it, which is saying a lot 'cause its awesome. Coffee was actually good, as was the heaping bacon, and fresh pastries.
Can't wait to come back, Sylvie made our family feel so comfortable and it was such a joy speaking with her.

Great location, but the parking fee information is a total trap.
Pros:

The location is absolutely perfect, situated in the most vibrant area of King Street. It’s incredibly convenient for city walks and exploring Charleston. The room was also very impressive—spacious, well-proportioned, and equipped with everything we needed for a comfortable stay.

Cons:

Extremely disappointed with the misleading parking info on Booking.com. It stated $20/night, but we were charged a total of $120 for two nights due to a confusing $48-$24-$48 rate cycle at the adjacent garage. This is highly deceptive and a frustrating financial surprise for guests.
