Location to shops and restaurants was convenient. Very pretty lobby and historic feel.
King Street is extremely noisy and cars will try to race down the main street in front of the hotel. So if you're staying on the ocean view side, it can get extremely loud throughout the night.
The room was a really good size, but the bathroom was literally the size of a closet. We also had issues with the bathroom floor being dirty when we arrived. The front desk was super helpful at getting someone up right away, however the staff cleaning the restroom was not the nicest to speak with.
Our phone was also broken and we were told to use this in order to call valet. Again the front desk was super helpful, however we were told by maintenance that the phone wouldn't be fixed that day. We were never given a time frame on when it would be fixed and was broken our entire stay.
Also, a large convention had rented out a portion of the hotel which led to backed up elevators and certain times during the day and a lot of traffic in the lobby. I wish we would have been told at check in about this so we knew what to expect with the elevators.
Overall the hotel is pretty, but not worth the price for us due to the noisy location, little communication on when our phone would be fixed. Just overall not a very relaxing experience.

The facility was clean and comfortable. The Lobby is a historic landmark. Our suite cleaner was exceptional (Olinda).Above all, the location cannot be better: close to shopping, shuttles, restaurants and easily within reach to Charleston sites.
Bathrooms a bit cramped in the room- but everything worked and it was clean.
We were upgraded and had the most fabulous stay. Staff was so friendly. Cookies at night. Perfect location.

Fabulous stay at The Francis Marion hotel, exceeded our expectations which are very high. Loved they sent a text day of arrival asking about time we expected to arrive, in case we needed early check in. They had our room ready shortly after we arrived (two hours early) then sent a text letting us know the room was ready. While we waited, we had great late lunch at Swamp Fox which also didn't disappoint. Our room was very clean, bed comfortable!

For my wife and me, this was an A+ visit in every respect. The facility itself is amazing. Every team member we encountered delivered excellent service and conveyed a genuine spirit of hospitality. This facility is staffed by true professionals.
In addition, the location is central to the city, close to all Dash bus stops, and a wide variety of shops, restaurants, and local attractions are within a reasonable walking distance.
This hotel really misses the mark and for the price it shouldn’t have. What I am about to say has all been said before in these reviews but I will say it again, your money could be better spent elsewhere. (I notice the GM responds practically with the same apology to the reviewers but does not seem address any of the issues and complaints directly. That tells you something as well.)
The hotel has all the trappings of old world elegance but only the lobby is befitting of that honor. The rooms are tired and lack charm. The hallways and elevator are dirty.
The bathroom is VERY tiny. The toilet never properly flushed. Way too much water that spilled out when flushed which always had to be done twice. All the plumbing is on the outside instead of inside the wall so when you sat, the protruding handle with all its unsanitary possibilities, touched your body. It looked like the type of toilet you’d see in a school or industrial setting. Not what you would expect from a hotel like this where the rooms cost what they do. The paint in the bathroom was peeling. The towel rack was directly above the toilet so when you dried your hands the seat would get wet. We hung the towels over the shower instead.
The staff seemed disinterested in going the extra mile. I asked for a corkscrew four times, and was told by the staff it would be brought to the room. After waiting over an hour I asked the front desk again and was told to try the restaurant. Again, for the price and caliber this hotel professes to be, it seriously missed the mark. Don’t waste your money. There are plenty of other more unkept, professional and relaxing establishments in the city.
Great older hotel centrally located to historic Charleston, directly in the middle of upper and lower King Street. Everything is in walkable distance from the hotel. Bathrooms in the room are small due to the age of the hotel.
Everything was lovely. Classic and timeless ambience. Location and staff throughout the stay were fantastic and the lobby seating areas were such a nice option to work and mingle.
Great location next to restaurants and entertaining places, clean, great atmosphere. My room had two full beds, was spacious, nicely decorated and had a view to the park. Fourth floor, no noise.
