Nizwa Residence Hotel Apartment

Während unserer Omanrundreise haben wir 2 Nächte in Nizwa verbracht. Das Hotel ist einfach und preiswert aber sehr sauber, das Personal sehr freundlich und bietet grosszügige Appartments mit 2 Schlafzimmern welche für unsere 5 köpfige Familie perfekt waren. Fort und Souk sind in 10min fussläufig erreichbar. Das Frühstück, das je nach Buchungslage als Buffet oder individuell im benachbarten Restaurant angeboten wird war reichhaltig und gut, das Restaurant war auch abends von Einheimischen wie Touristen gut besucht. Wer von früh bis spät ohnehin die Berge, Oasen und Forts erkundet ist hier gut aufgehoben.

Extremely noisy and badly insulated; small ugly rooms, very clean, in summary totally unappealing but I guess somewhat ok for the price ( barely )

Immaculate hotel with friendly front reception staff. My room faced the small wadi and was very comfortable. The initial room they had for me had no refrigerator and the manager immediately with no problem moved me to another. Breakfast was basic, nothing special. The whole hotel is immaculate. Nice restaurant next door- well priced- also super clean and friendly. Very popular with locals for take-away - always a good sign. Walkable to the souq- not a great walk since you are next to traffic, but about 10 minutes. Wifi was strong, shower great. I very much liked this hotel and found it one of the best in my stay in Oman.

We have been pleased to spend one night in this hotel with family. Big rooms and clean.
Location is a good point between Muscat and Mountains.
Very warm welcome from the staff.

I liked the location of the hotel, 10 minutes walk from central Nizwa. Hotel itself was clean and room was nice as well. Bathroom was rather small and shower is almost above the toilet so it gets wet (something you see in Oman a lot). Tv only had regional channels. Breakfast was ok, but nothing really special and not everyone was exactly friendly. One night the room next to me it was very loud by the people who actually work/live there? Even kids were up almost until midnight, ridiculous! All in all ok, but would probably choose something else next time.

Tiniest hotel ever with zero customer service

very comfortable and spacious quiet room very good service and friendly and welcoming staff. good breakfast and very good restaurant for dinner.
Very close to Nizwa castle and nizwa souq.
We stayed 3 nights, and we visited jebel Shams and jebel Akhdar.
We'll be back

A great choice if you are visiting Nizwa and would like modern comforts.
The room was really spacious and the bed very comfortable. The staff could not have been more helpful.
It is about a 10 minute walk to the souk and the fort in the centre of Nizwa. The views from the back of the hotel towards the town and over the dried up wadi are fabulous.
We were very impressed with the attached restaurant “Mr Zateer”. The fresh juices and relatable were worth making the trip alone. If I was heading back to Nizwa I would definitely stay here again.

I would like to give this place a 3.5 rating if I could but, sadly, that’s not an option with Tripadvisor. I would say it’s a top end 3 and a good choice for a base to explore Nizwa. Common areas are fairly spartan and utilitarian looking but don’t be put off. Rooms are very pleasantly furnished, comfortable and clean. Kettles and complimentary tea & coffee are provided. The hotel is peaceful both in itself and in its surroundings and the staff are very friendly, welcoming and helpful (nothing is too much trouble). There is an attached restaurant which serves a broad selection of budget-friendly food and where a buffet breakfast can be taken at a cost of 2.5 OMR per person and we had choice of fresh watermelon, cereals, traditional cold plates, hot plates (chicken nuggets, boiled eggs, scrambled eggs), omelettes cooked to order, toast and sweet pastry flan. The hotel is easy to find by car, located on a quiet side street off the main road into town, and about a 10-12 minute walk to the centre. Adequate on and off street parking available. Good WiFi.

Property is located within 10 min walk to Nizwa city center/souq with sufficient parking around it. The room was nice and tastefully decorated with nice views of the fort and the mosque, but it was a little dusty and did not feel 100% clean. We stayed for one night as part of an Oman road trip.

The room was spacious and clean. The bed was very comfy. The room had a beautiful view of the mountains. The bathroom was nice. The fridge is small but the kitchen was nice. Make sure to take your own pots, cutlery, and plates if you intend to cook food as none were provided in the kitchen (not a complaint, just good to know). The air conditioner worked well.

Die Betten sind hervorragend und auch wenn nicht immer ein Top - Wasserdruck ist und die Gebläse im Bad laut sind, habe ich besser geschlafen als om Anantara Al Akhdar, die furchtbare harte Matratzen haben. Das angeschlossene Restaurant presst frische Säfte aus allen Obst - und Gemüsesorten. Dazu ist das Essen excellent und das Personal superfreundlich trotz vieler außer Haus Bestellungen der Omani. für ein 3* Haus ist das Residence hervorragend. Jedoch auch neu und ich hoffe, das Management hält den Standard.

Your must stay place in Nizwa. We got welcomed by the property manager Mohamad and his partner Moussa. Check in was fast, and they were kind enough to show us the places to visit in Nizwa, assist us with rental agencies, even showed us on the map, the must visit spots. The room we rented was huge, clean, bed super comfortable and most importantly quiet neighborhood. Really recommend Nizwa Residence.

Das Hotel war tipptopp für eine Übernachtung. Es liegt relativ nahe (ca. 1km) beim Souq und Fort. Das Zimmer war mehr Appartement und sehr geräumig und sauber.

Chambre très spacieuse et très confortable.
Petit déjeuner perfectible

Bien situé (vieille ville accessible à pied). Accueil agréable, chambres très spacieuses (en fait petits appartements), très propres. Télé et Wifi qui fonctionnent bien. Restaurant très correct juste en dessous. Autres restaurants et magasins d'alimentation à proximité. Pas de problème de parking.
