Not perfect, but great value!
Pros:

Very convenient location just over 5 minutes walk from bus and railway station and 10 minutes to start of main city centre.
Room was very clean and spacious. Nice bathroom and good shower. The cafe looked very nice. Good that there was a fridge and hotplate in the little communal kitchen, although we didn't use it.
Excellent value.

Cons:

Entering through the courtyard (after 3pm when cafe shuts) was dingy and would not have felt safe in the dark as it was not lit. The street looks a little run-down, though the hotel and cafe were not, and it didn't feel unsafe.
The external door near the kitchen was often left open by guests, so could easily be accessed by anyone (although this isn't visible from the street.) You could leave luggage but the room would be unlocked (no staff on site,) so we decided to use the station lockers.
You cannot describe the courtyard carpark as a terrace/patio, would be better to remove this from the description!

Great location with some disappointment
Pros:

The location is very convenient, especially being close to the train station. The self check-in process was smooth and easy, and the room itself looked modern. It was also warm enough, which made the stay more comfortable, and the option for luggage storage is a nice plus.

Cons:

The overall experience was quite disappointing. We were given a ground-floor room facing the street, which offered no privacy unless the curtains were fully closed. The room also seemed to have been converted from a former commercial space, with a fixed (non-openable) window and a door that was locked, making it impossible to get any fresh air. Although the window was indicated as an emergency exit, we were not provided with a key when we asked about opening it.

Cleanliness was also an issue – the floor was dirty, and our socks got dirty within minutes. Additionally, while cups and an electric kettle were provided, there were no tea or coffee sachets, which is usually expected in a hotel.

Overall, the stay did not meet the expectations of a 3-star accommodation.

Ma diciamo la cosa grave è stata che il giorno del nostro check out previsto per le ore 11, prima delle 10 alcuni ospiti hanno aperto la nostra stanza dicendo che avevano i codici per entrare
Quindi danno sempre lo stesso codice non li cambiano e non c’era nessuno con cui protestare
