The room was spacious, well maintained and very clean. All room facilities were exactly what needed.
The breakfast was outstanding! Very tasty, fresh and with good variety.
The prices in the room service menu are in Kyats and in USD. On our last night we came to settle the bill and pay cash Kyats for the dinner we ordered to our room few nights earlier. The hotel asked to charge us about 3 times more than the Kyat prices in the menu. The front desk clerk claimed that the price for locals is the one in Kyats, and the price for foreigners is the one in USD (which is much higher when converting the currency), disregarding in which currency you pay the bill. We refused to accept such policy as it was not mentioned in the menu and we were not notified about that at all. After consulting the management by several phone calls, the clerk insisted that such policy is mentioned on the minibar fridge in the room. I asked them to show me that. One of the hotel team members escorted me to the room to show me the policy written on a tiny tiny text on the fridge, but the text was about the drinks of the minibar but nothing about the restaurant. In any case you can't apply policy that is written in a place easy to miss to a menu which is in another place. After the front desk team realised that this lame trick is not going to work on us, they unwillingly apologised and charged us according to the "Kyat menu".
To begin with it is not cool to discriminate your customers based on the passport they are holding and charge foreigners significantly higher price, but it is especially nasty when you try to do that in such a fishy way.
Another disappointment is that when we asked a front desk clerk to call the nearby police station just to ask if there is someone who speaks English and can assist us to file a loss report. She refused to do so and assured us that there is someone who speaks English. When we arrived there it was challenging to enter the station to begin with, not to mention that nobody spoke a word in English and it put us in thought situation.
Breakfast is great, and they have many traditional Burmese dishes for you to enjoy. The room is spacious and relatively clean.
The cleaning staff made lots of noise when cleaning other rooms (I spent a week at this hotel and they seemed to play while working, oh kids...)

currency exchange rate is insane. 1 USD is 2097 Kyats but they go 2500 and next day is 2800! and if you want to pay with Kyats they convert room price in USD with that exchange rate

Good value for money, friendly, breakfast and comfort ok, relatively quiet, still central enough.
Location was not pedestrian friendly, on a main road without sidewalk. To reach interesting area I needed to walk a big circle.
