A nice place to stay
Pros:

Enjoyed the small and "Pineapple" themed property. It's an older property that has been refurnished.
Close to the river and easy to walk.

Cons:

An awareness of "ammenity fee" $24.95 per day

A sleeper treasure at affordable rates for mid-week stays!
Pros:

We enjoyed our room with a view over the river although we were not in the room very long on this overnight visit. The staff was enjoyable once we got beyond what felt like a cold reception for breakfast that eventually turned nice. The dining room was empty and I didn't think they could possibly have a made to order breakfast...they did and it was delicious and lovely. I love the free water in reusable aluminum "pineapple" bottles and the refilling station. I also appreciated the free choice of drink at check in.

Cons:

The initial cold reception of the dining room for breakfast on a slow Wednesday morning in February. Obviously the location is key for late spring and summer stays but also lovely for those overnight trips to Portland when we attend concerts and theater. Traffic noise.

Parking was tight. If you've not been there before you don't know about the lower parking level that was great!

Very sweet place with nice boutique touches. It has a homey retro feel.
Pros:

Fabulous location, such easy access to everything, including public transportation to everything in the city. The room was small, but nicely appointed with incredibly comfortable beds and bedding. The little touches, like the complimentary water bottle and tea/coffee were much appreciated. The staff was amazing, so kind and helpful.

Cons:

A hot tub would be great! Some things in the building looked a bit worn.

The most comfortable stay I've had in a long time!
Pros:

Hotel Rose/Staypineapple was the most comfortable stay I have had in a long time. The rooms included puffy double-duvet bedding, soft towels, and thick robes, which were all fantastic. We had just returned from a rainy day of touring college campuses, so this kind of comfort was amazing. The welcome beverages were appreciated, and and location was great as well. There were plenty of restaurants and walkable areas. While we did have to pay for parking, it was much more reasonable than some other hotels in the area. Overall, a great stay.

Cons:

We stayed at Hotel Rose with my two teenagers. At first, they didn't understand aspects of the theme (like "The Naked Experience"), and were concerned that the hotel would be too "adult." It is, however, a completely family- and pet-friendly place, and they loved all of the care that was taken for added comfort.

Pros:

The bar is phenomenal! Saraya the bartender made the best Margarita and Paloma that I have ever had!!! And she was amazing company! Thank you for the hospitality and conversation. We have been back 2 times and will again when we come back next year!

Great value for downtown Portland
Pros:

Location was very centrally located within downtown. I can walk around and explore downtown easily without taking much public transit or Uber. This could be a very good stay if someone has conferences to attend to within Portland. It is also very close (right beside the entrance) to the I5, access by car was thus very convenient without dealing with downtown traffic during rush hour. Check out time is at noon and very lenient.

Cons:

Parking is available but it is an extra $20 surcharge. Notifying clients before booking would be great. Parking could be cheaper but it wasn't a huge concern as it was within the facility with direct elevator access.

Pros:

The beds are so comfy, and we loved the view out the window. Unfortunately, the weather wasn't good enough for a bike ride but we walked all over the area around the hotel. Also, loved the water dispenser in the lobby!

Cons:

small suggestion: It would be great to offer an electric kettle for tea in the room, or a way to make hotter water than the water dispenser.
