Clean and the room had it all
It was kind of hide at the beginning, then it was easy to find.

Location
We returned to this hotel because we had already paid to store our luggage while we visited Kyoto, and we also had another reservation here. Unfortunately, our first stay had already been very disappointing. We experienced cockroaches in one of the rooms, heard scratching noises during the night that sounded like a mouse or rat, and were unable to sleep. When we asked for a room change at 1:30 AM, the staff refused to help and simply suggested that we find another hotel. There was no apology and no attempt to solve the problem. We also had to pay an extra fee just to store our luggage while we were in Kyoto.
After everything that happened, we hoped our second stay would at least be better. We arrived at around 2:15 PM, but the staff refused to let us check in before 3:00 PM. I politely asked if they could at least register our passports in advance so we would not have to wait again at 3:00 PM, but they refused that as well.
This hotel was exactly what we had come to expect after our first stay—a complete disappointment. I would not recommend it to anyone looking for good customer service or a comfortable stay.

We chose this hotel based on its high Booking.com rating, but unfortunately our experience was very disappointing.
The rooms are extremely small. The hotel has 14 floors but only one elevator, which is very slow. Every time we needed to go up or down, we had to wait several minutes for the elevator.
We traveled as a family and booked two rooms. On the first day, we found and killed a few insects in one of the rooms. We believe they were German cockroaches, but we decided not to make a big issue of it. On the second night, we found and killed five more insects in the same room. Since we had an early morning planned, we again tried to ignore the problem.
However, during the night we started hearing scratching and knocking noises coming from inside the room, similar to the sounds of a mouse or rat. Every time we turned off the lights, the noises continued. We were frightened and could not sleep.
At around 1:30 AM, we asked the front desk to change our room, but the staff refused to help. Instead, they simply suggested that we find another hotel if we were not satisfied. There was no apology, and no attempt to offer any solution.
As a result, my wife and children had to sleep in the other room while I stayed alone in the room where the noises were coming from. It was a very stressful and uncomfortable night.
After staying one more day, we left for Kyoto and planned to return to this hotel later as we already booked. We asked if we could leave our luggage during our trip, but the hotel demanded an extra fee just to store our bags for an extra night. This was very disappointing and not what we expected from a hotel that claims to care about customer service.
Overall, the hotel showed very poor customer service. Between the insect problem, the disturbing noises, the lack of assistance from the staff, the extremely slow single elevator, and the additional charges for luggage storage, we cannot recommend this hotel to other travelers.
