Room 713 is noisy, too small, and has serious maintenance issues
Pros:

The location of this hotel is great and the grounds are wonderful and I appreciated that it was pet friendly. Also, the front desk was friendly and the breakfast was nice. However, I am a Gold Marriott member and felt like I was put in maybe one of the worst rooms, room 713. When I checked in, they acted like this was a really nice room, especially for our dogs, but it was a disappointment. Because I used points, unlike in the past, all I could book was a studio, but this was the smallest studio I've ever stayed in at a Residence Inn - or at IHG hotels where I also have Platinum status. I have stayed at so many Marriott hotels that I had over 1,000,000 points when I retired and this was by far the worst room I've ever been given anywhere I've traveled in the world.
First, the HVAC system was so LOUD that we could not use it. It made a high squeal underneath what sounded like a jet engine and it shook inside the locked closet where it was located. Also, one of the lights on the King bed flickered and also made a high squeal so we couldn't use it as it was painful to our ears and our dogs' ears. In addition, the salt and pepper shakers were completely empty on arrival and it took 2 days to get a replacement.
We were there for only 3 nights, but traveling with 2 dogs and 2 bikes, so we decided to "live with it" and not use the HVAC as **it would have been a lot of work to move** and, instead, we opened the patio door at night to stay cool. Only the patio door did not open onto a patio, but the parking lot! We could do this because it was cool in Boise and we had big dogs to protect us (women staying alone do not feel safe with doors that open to a parking lot and our bikes - and dogs - are very valuable!) That door and the one window in the studio both looked out onto a busy area so we were never able to open the curtains and get natural light inside. Weirdly, the outside A/C units for the entire hotel are all enclosed in a patio area - so the patio doors are just for looks I guess.
One morning, someone was trying to park a large truck (the lot was clearly marked for compact cars) right outside our room and he drove onto the small walkway by our room and almost drove right through the patio door! I was amazed that no one from the front desk saw this and we had to run outside our room yelling at him to stop. He did stop - literally 2 inches from smashing our patio door. In addition, the location of room 713 was the closest room to the BBQ area and the pool and so we could smell smoke when we opened the patio door and one night there were teenagers partying there past the socially acceptable quiet time of 10pm. Our last morning, a groundskeeper was using a leaf blower and the LOUD noise went on and on and on. We watched him walk back and forth in the parking lot blowing dirt to and fro, but never blowing it out of the way. He must be paid by the hour. He even blew right outside our front door and it was already clean!
So, this was a NOISY room with an HVAC that was unusable. Ironically, my two dogs did not bark once during our stay - though the driver who almost drove into our room did scare them. The two dogs in the room above us did bark though. Sigh....We made do and I did tell the front desk when we checked out about all this issues so, hopefully, they will fix the HVAC before putting anyone else in that room now that the weather is getting warm in Boise.
We usually stay at the Townplace Suites next door, but decided to check out this hotel. Never again! They are right next to each other and the Townplace Suites has bigger rooms and is more quiet plus everything works correctly. Again, this was the SMALLEST Residence Inn room I've ever experienced and I travel all over the world. I used points for this stay and maybe that's why they didn't seem to care to put me in a good room - a slap in the face somewhat due to my status. I even offered to pay for an upgrade when we checked in, but was told no. I assumed the hotel was booked solid, but we could tell this was not true when we walked the grounds with the dogs and saw the empty parking spots.
I was visiting a friend in Boise whose sister had died and made sure everyone in her family and extended family knew to not have friends stay there.
I don't usually write negative reviews, but this experience was just too negative to stay quiet. If it had been one night, it would have been easier, but 4 days and 3 nights made for a very annoying stay. Yes, the location is great, but if regular maintenance is not done then this hotel is going to go downhill like room 713 is downhill.
And who puts dogs in a room next to the parking lot when there's grass throughout the grounds and grassy dog areas? Sorry, but the experience for this frequent traveler was epic fail.

Nice experience overall, but avoid reserving a fold-out bed.

Cons:

We were a party of three (father, mother, daughter) and we reserved a room with a queen-sized bed and a fold-out bed. The fold-out bed was very uncomfortable and there was only a thin blanket, so my daughter was cold. The next day we asked for another blanket and received a second very thin blanket. It worked, but the fold-out bed isn't a good option for anyone in terms of mattress comfort or blankets.

Will stay again, for sure!
Pros:

Spent 2 weeks - excellent location to walk into Boise. Front desk personnel were extremely accommodating and personable. Wonderful breakfast every morning, fresh cookies every evening and even pumpkin pie on Thanksgiving! The electric fireplace was a bonus which added a homey touch to the room. Highly recommend.

Never disappoints
Pros:

We travel to Boise often and will miss coming back to this facility as our daughter graduates at Christmas from Boise State University. The service is always fantastic. The free breakfast is great and the location is perfect.
