The only "problem" was the hot water was not even like warm. But the staff was really friendly and the room was clean. This is a great property right off 95.

This was a final weekend vending after a long trip. The room was okay. We didn’t see any critters in the room even though they had traps down. It was appropriate for the price we paid.

Good budget friendly option for an overnight stay. Room was clean. Close to many fast food restaurants, gas stations and coffee shops.

It said it had breakfast and there was none! Had to got to the front desk to get towels and toilet paper and the front desk agent questioned me on where my towels went! I informed him I had my children and husband with me and we needed more than 2 sets of towels. The gentleman that checked me in also said I need to change my room type and my price then jumped from $124 to $170 and they downgraded my room! Never again!

The owners and staff were very accommodating and friendly. The room lacked cleanliness especially in the bathroom and I had multiple problems with the AC unit. I had to bring my own fan in to cool the room down Great price for what you get, but housekeeping should definitely improve.

We planned to stay just overnite on our way home from NC.
We arrived early and were denied an early check in. That was fine. I understand they need time to flip rooms.
When we returned we got the key and drove around the side of the building to locate our room. The metal stairs were rusty. Inside the room, it is really in need of an upgrade. I went to place my dog's water bowl on the floor and found a black greasy film all along the baseboard and a roach trap in the tub. In the bathroom there was a six inch circular area of porcelain missing in the tub wall. There was what looked like semen tried on the wall by the bed. We left immediately and just drove straight through to our home. I don't know why my early check in request was denied, they surely didn't clean it.
Don't get me wrong, it is tricky traveling with a dog. I know you don't get the nicest rooms. And I know you get what you pay for but jeez louise I expected more than this.

I have stayed here multiple times and will continue to as I feel it is the best value property in the Fredericksburg area. I have never had a horrible experience here, the service, cleanliness, and condition of the rooms are always a good value for what's paid. If I can be picky, the mattress is on the firm side, but the room is always clean, all of the lights work properly and well, and usually the neighbors are quiet and keep to themselves. Will continue to stay here when I'm in the area.

The room smells like it have not been used for a long time. I have to use air freshener every day to get that smell out. My grandson was scared. The light in the room is not very bright. Dark the sheets feel like someone been in it now fresh I want to front desk asked for two cleaned towels was asked to return the one that’s been used. I did not wanna make a fuss so I returned the one I used and got one fresh towel. My grandson did not take any shower for the whole three days that we were there he said the bathtub is dirty. I feel the same way so I would be not going. I would not go back.

Our faimly is not high maintaince at all. We are on a budget and look for a deal. We knew when we paid it wasnt going to be the ritz, but this was probably one of the worst places we ever stayed at. I read reviews on hotel.com and they were decent. In the car i started to read reviews on google and got scared. Thankfully we didnt see any bugs, but the place is a dump. No other way to put it. The sheets were stained, ripped had burn holes. There was mold they tried to cover up all over the bathroom. The walls had holes all over. It worked for one night, but wouldnt stay agian. It would be worth paying the extra money for a nicer room. Staff was friendly upon check in.

This is a run down motel. This is a bare bones one night stay at most. There were roach motels in every corner of the room, but I still killed a dozen roaches. All towels were stained badly. The bed linens were all stained. The mattress had a huge yellow stain. There are no cups, no tissues, no washcloths, no coffee maker, no ice bucket, no trash can. There is no lobby and nowhere to eat. I checked out at 8 am and there wasn't even coffee made. On the plus side the AC worked very well and it was surprisingly quiet at night.The microwave and fridge were nice to have in room. It's okay for a night and you get what you pay for. If roaches are a deal breaker do not stay here. I hope the roaches were the worst "bug" I encountered. I am not sure where these photos on hotel.com come from but surely not any rooms they currently have. The owner was very nice. I'm sure he's trying. This place just needs more work than they can probably afford to do while charging 50 bucks a night. Clean towels and linens would be a good first step.
