This hotel is severely lacking in all areas and is definitely NOT up to the Marriott standards that I am used to enjoying as a Bonvoy Member.
I booked an "Upgrade" for the "Bay View", which in fact, is NOT a "Bay View" at all. You are actually overlooking a drainage ditch, turned into a wetland Swamp that smells at night. The afternoon female Front Desk Staff are exceptionally rude, smug, and unfriendly. Evening male Waiter & female Bartender were also not friendly and welcoming.
Wallpaper was peeling off the walls in guest suite & bathroom. There was a large...approximately 9" long gap... between the ceiling and the window frame where the trim was separating.
Cigarette butts were strewn about in the Valet parking and along the landscaping areas. I counted 32 of them and clearly, they had been there for some lengthy amount of time because some of them were starting to decompose.
The posted State of California Inspection Code sticker in the Elevator was ½ peeled off and what was left was illegible.
Dark and shaded stains were numerous and noted on the carpets in the guest hallways.
Plastic, cheap, dusty flower arrangements in the lobby area were disturbing.
Dirty plates, flatware, and glassware were left on tables outside, and this attracted flies.
Maintenance doors were missing large amounts of paint.
Restaurant is only open for breakfast til 11am. No lunch hours and the restaurant reopens at 4pm for dinner. Guests were encouraged to order the very expensive "in-room" dining service or to use Door Dash for meal delivery.
My stay and my experience at the Marriott Newport Beach Bayview property has me questioning whether or not, I will continue to be a Bonvoy member and I most assuredly will absolutely NOT recommend this particular Marriott property to any of my business colleagues, friends, or family members.
Many other NICER, FRIENDLIER, and CLEANER hotels in the local area to stay next time.

This was my 5th time staying at this hotel. The rooms are very clean and the staff are very friendly.
Parking charges are too high $45.00 and the parking lot needs to be repaved with new layer of asphalt and new lines.
It was very clean and the room was awesome.
It was located close to so many attractions.

Everything went really well for my stay and the next time I'm in the area for an extended period of time this hotel is definitely high up on my list of places to rest.

The coffee at the hotel restaurant was not good and it was $6!! Parking overpriced given the location
I really enjoy this property. The property is beautiful with a lot of great common spaces and outdoor areas. The bar and restaurant has great food which is also available for in room dining when you don’t feel like going out.
The property is also right next to North Back Bay Trail and Bayview Park. This lets you feel like you can escape the city and enjoy walks along the water in Back Bay.
Large comfortable rooms and the views of the bay are great. The small balcony is a really nice addition for enjoying sunsets too. My room had a spacious living room area and desk, which when opening the balcony slider to enjoy the weather made for a fantastic workspace. I travel a lot and frequently work from by hotel on extended stays and this location was perfect for me.
I also want to compliment the guest services team for being very attentive, friendly, and accommodating. Warm greetings were a regular occurrence from every staff member I passed by. I also want to recognize Kayla, at the front desk. Upon my second stay she remembered me, greeted me with a professional and friendly welcome and even arranged for me to have the same room I enjoyed on my first stay.
I highly recommend this property and commend the management for building a great team and hospitality culture. Will stay here again for sure. Great job Marriott Bayview. Thanks!
Quick note to fellow travelers, this is not a location with a lot of walkable dining or shopping options. It is tucked away a bit… but that is exactly what I was looking for. Shopping and dining options nearby are abundant and a very short drive. So if you want to be away from traffic and crowds in a beautiful location, with access to the park and water front trails, give this property a chance.
