Returning for the second time - would always go for a third stay :)
Pros:

Breakfast options (particularly the a la carte eggs menu), rooms were big enough to accommodate our family of 4, staff super helpful (including sending our luggages back to Tokyo), everything very clean.

Cons:

Probably the bar could have been opened for a little longer in the evenings, but not a big issue

Pros:

Albergo molto bello in posizione strategica nel quartiere Gion. Metro e stazione praticamente accanto con linea diretta per il fushimi inari e anche per Osaka
Stanza confortevole e arredata con gusto in stile giapponese con letto comodissimo, super doccia e macchina espresso.
Abbiamo usufruito del servizio lavanderia e sono stati precisi e puntuali.
Ottima colazione con prodotti freschi e omelette cucinate sul momento.
Davvero un eccezionale rapporto qualità-prezzo.

Localisation à côté du métro, hôtel de très bon standing.

Lit trop mou à notre goût, on a vraiment pas bien dormi malgré le cadre très sympa de l’hôtel.
