Quiet clean and good people

The lobby, courtyard and breakfast area appear to have upgrades, were clean and inviting. Check in and morning staff were pleasant and professional. Breakfast was good.
The location of this hotel and the activity within a block is detrimental. Homelessness and drugs are very active at surrounding buildings/parking lots. Had we driven in during the day im sure we wouldnt have stayed. The hallway carpets are filthy and many room doors are in ill repair. Our room had a new floor, not carpet which was a plus, felt clean. Room decor and fixtures are a mix between old and new with things still needing upgrades. The bed mattress literally had a hole on the right side, we used half the bed. Upon turning the bathroom light on there was a roach that scurried, never saw another or our stay would have ended. Hotel is obviously making improvements but the location make prove to remain a challenge.

The room had a small but cute balcony which I didn't anticipate but appreciated. Breakfast options were highly limited but good.
The hotel is very clearly a "fixer upper" that hasn't hit the "fix" stage yet. The reception and breakfast area is fantastic but everywhere else is awful. It's a no-smoking hotel yet every hallway smelled like it. When I arrived to my room the blanket on the bed had a burn mark right through it, as well as the lounge chair ottoman on the other side of the room. The light fixture that would provide the most light was not working. The coffee pot did not work. I had to go down 2 times a day every day to ask for new towels to which they didn't have across multiple days, which was awful because there was no where for the ones we did have to properly dry, and the hair dryer didn't even work! The shower curtain was so junky it didn't work properly and every shower was like you were at a splash pad after stepping out because the curtains quite literally WOULD NOT stay closed. Some of the towels the room was originally given were dirty and covered in unidentifiable hair. If you look up while in the shower it looks like there is black mold on the ceiling. The wifi connection was so bad that it wouldn't work on my phone nor would it work on the hotel TV they provided for long enough to even watch a movie! Lastly, alongside all of the other reasons listed showing they do not clean- a friend came to visit myself and the other room tenant as I was in town for a wedding, and when she was inspecting a photo on a shelf in the room SHE FOUND A USED DIRTY NEEDLE!!! Completely unsafe and unsanitary. I stayed here after all of this because there was no other option for me to go in such short notice, but I will not be returning.

Ice machine didn't work, I found out the following morning that the iron was janky and had a severe leak, the remote for the television was no where to be found, I inquired about the pool and was told that it's been out of service for awhile due to the need of maintenance.
The bed was very comfortable, shower pressure is great, and the attendants were very helpful. It's good for a one night stay just to lay your head down and leave early, but I won't advice staying for any longer than that.
