Where do I start?

The only positive thing about this hotel is the location. After that, it was a complete disaster.

I arrived around 7:00 p.m. along with 7–8 other guests, and none of our rooms were ready. I was repeatedly told it would be “10–15 minutes,” but that turned into a 2-hour wait.

When my room was finally ready, the hallways were lined with dirty laundry and overflowing trash. It gave the impression that the property was poorly maintained. If I hadn’t been so exhausted after traveling, I would have left immediately.

I asked if there would be any compensation for the inconvenience, but all I received was a simple, “We’re sorry.”

After reading other reviews, I realized this appears to be a recurring problem. Shame on me for not reading them beforehand.

To anyone who works hard for their money: save yourself the headache and stay somewhere else. This place is simply not worth the frustration or aggravation.

The room was not ready. They took my name down on a list. Many people were waiting for their rooms due to only having two housekeepers. I called at around 10:30 PM to see if my room was ready. It wasn't. I asked for an ETA. They said 40 minutes. I called back an hour later and Tara told me the room was cancelled by booking.com. She's a liar. I called booking.com and they have my reservation as confirmed and informed me that they don't just cancel someone's reservation without speaking to them which makes more sense that what Tara was telling me. Night ruined and blatant lies and disrespect from Tara at the Hyatt. Based on the amount of negative reviews and the lack of response from Hyatt, this company doesn't seem to care. Maybe this location is on their way out of business. Do not stay here. There are probably even more issues than this happening behind the scenes.

Elevators at the location were bad. Came back to room at 11pm do no lights in half the room to include bathroom. Major safety issue. Late night clerk was great and attempted to get the issue resolved by moving us to another room but when I entered, the room was still dirty with an unmade bed and dirty towels thrown on the couch. He then attempted to contact his manager who answered the phone by yelling at him. The call was on speaker and she was clearly inebriated and at multiple times during the call drifted off to sleep of something and could not follow the conversation. While the staff was pleasant the property is not up to the standards I've experienced at other Hyatt locations. We actually checked out late Sat evening and ate the night stay because they still hadn't fixed the light in the bathroom. We were in town for softball/baseball tournaments and have to come back the following weekend. Some of our team stayed at the location and we are already making arrangements elsewhere.

Still renovating the hotel. The hotel is in a GREAT location. OUTSTANDING Staff. The room garbage cans are too small (?) and the rooms need to have SMART TVs. The price of the room was VERY reasonable.

I stayed at this hotel on July 2, 2026, and unfortunately my experience was extremely disappointing.
Upon arrival, everything initially seemed fine. However, once I entered my room, I immediately noticed a strong odor of marijuana and cigarette smoke. The smell was not only present in my room but throughout the hallways and even in the elevators.
The room itself was not properly cleaned. The bedspreads were stained and appeared unclean, with marks that I could not identify. The bathroom was also dirty and unsanitary. In addition, there were no fresh towels or clean linens available in the room.
Due to the condition of the room and the overwhelming smoke odor, I was unable to stay and checked out less than three hours after arriving. I had only booked the room for one night, so it was especially disappointing to find that basic cleanliness standards were not being met.
When I contacted the front desk regarding a refund, the employee I spoke with, Hendrix, was unhelpful and stated that he did not know why I was calling or what he could do about the situation. Rather than addressing my concerns, I felt dismissed despite explaining that I was requesting a refund because I could not stay in the room due to its condition.
I am leaving this review to inform future guests of my experience. Based on the cleanliness issues, smoke odors, lack of fresh linens, and poor customer service, I would not recommend staying at this hotel. In my experience, management was unwilling to properly address the issues or provide a reasonable resolution after I was forced to leave early.
I hope the hotel takes these concerns seriously and improves its standards for future guests.

Beware, we couldn’t check into our room until 7:30 pm. When we finally checked into our room, I checked the bed and there was blood all over the bedding. Additionally, there were food crumbs in the bed and all over the bedside table. The room was filthy. When we got moved into a new room, the lights in the bathroom were broken, and the bed caved in the middle. We couldn’t afford to move into another room because we had to get our baby to bed, so we just dealt with it. The pool was also closed, which was unfortunate because it’s one of the reasons why we booked this hotel. We let staff know about all of the above and not once were we offered anything compensation or refund.

The hotel stay was below average as our stay was extremely degraded due to our leaking indoor AC unit (didn’t notice until we woke up the next morning and stepped in a puddle) and breakfast being completely gone just 1.5 hours after beginning.

Horrific experience, you would be better off sleeping in your car! Air conditioning not working, shower leak and sink clogged, front desk said no tech on site to fix and no rooms available to move us to. I had four separate rooms booked for a family event. All four rooms were never made up and no new towels provided even after I was promised three days in a row it would occur. Imagine chasing staff down and asking front desk daily just to get new towels. Towels had to be used daily to soak up water from the shower leak. They advised me they were short staffed on housekeeping but that they would bring me new towels. Never happened until the last night of a four night stay. Someone finally came to one of the rooms at 9:00 PM after we had been gone all day to change the sheets clean the room and provide new towels, only to find the mattress stained with blood when they took off the sheets! I was horrified and disgusted!! To think we were sleeping in this, is unacceptable. I asked every day to speak to a manager, and was told he wasn’t on site. For four days, they had no manager on site? Even after I checked out and I would call to speak to him, I was given 100 excuses. He’s in a meeting, he’s not here, he will call you back etc. This manager, “ Tyshion Williams” never called. So unprofessional and unacceptable no matter what hotel it is. I finally filed a dispute with my Credit Card company.
There is a great Marriott across from Avalon that I would highly recommend, or any hotel other than this one even your car would be a better stay than this nightmare!

By far, the worst hotel experience ever.

We attempted check in 2 hours after the “check-in” time. We were told room service wasn’t ready. After speaking with the manager, we were told they had 2 unexpected housekeeping issues and the manager was actively cleaning the rooms himself. We were in town for a concert and were told to go enjoy the show and our room would be comped and ready upon our return. We come back 5 hours later to check-in. We were given our room key only to find the room was occupied. Back to the lobby we go to be checked in to another room to find it too is occupied. Back to the lobby yet again and this time told there were no rooms available.

Not only was this a waste of our time, but the bigger issues is the lack of concern regarding the safety and security of the guests. In a world where most carry, this night could have ended tragically. Further, what hotel doesn’t use a computer system to track the reservations and occupancy of the rooms.

Do yourself a favor - do not waste your time with this location.

Very underwhelming, staff was polite. Room was basic ( and not ready at 4pm) . Would not stay here again Hyatt has many better properties elsewhere. This one should not be branded as a Hyatt.

It was clean, staff was friendly and the bed was so comfortable!

The property was clean and very humble guests and staff! Very comfy and the bed was great! Quiet location and very conveniently close to all shopping and food.

My stay at the Hyatt hotel was extremely frustrating and unacceptable.
I booked a specific room directly through their website, only to be told at check-in that my reserved room was not available. After driving almost 2 hours to this location because their website stated that this room we booked was available and to be told its not available was the first of a really horrible experience at this location. Instead of properly resolving the issue, I was forced to accept a different room that I did not want. But was quick to offer points to try to appease us. We care nothing about them points unless it covers a free day.( which they was not offering) That alone set a poor tone for the stay.
The situation got worse when I discovered there was no hot water. When I brought this to their attention, the staff offered no real help or solution. I was told it was due to a high volume of guests using the showers, which is not a valid excuse—hot water is a basic expectation at any hotel. It was also clear that other guests were experiencing the same issue, making it even more concerning that management failed to address it. They also stated that they called their maintenance personal who also refused to come back to the address the issues. Which left all guest with NO Hot water. When we asked about. since no one is addressing the issue about the no hot water and had to wait until the next day to bathe can we be comped for that day for the really big inconvenience. They stated "NO! but we can check you out" so now we are like "thats your solution to this". So guess what, we checked out and demanded a full refund, (which they gave)
To top it off, the phone in my room did not work at all. I couldn’t call the front desk or dial out, which made it even more difficult to report the ongoing problems or get assistance.
Overall, this experience showed a complete lack of preparation, accountability, and customer service. Between not honoring reservations, failing to provide basic amenities, and offering no real support, I would not recommend this location to anyone.

The breakfast was good 👍

I recently stayed at the Hyatt Place Atlanta/Alpharetta/North Point Mall from March 23–25 while in town for a concert, and I was beyond impressed. This was my first time ever staying at a Hyatt property, and they have certainly set a high bar for future travels.

A few things that really stood out:

Cleanliness: The hotel was absolutely immaculate. It’s clear that the housekeeping team takes great pride in the property, as every corner was spotless.

Staff: The team was incredibly courteous and professional. Their hospitality made me feel welcome from the moment I checked in.

Breakfast: The morning breakfast was fantastic! It was the perfect way to start the day and far exceeded the standard "hotel breakfast" expectations.

I’m honestly amazed by the quality of this stay. If you’re looking for a clean, comfortable, and friendly place to stay in the Alpharetta area, I cannot recommend this location enough. I’ll definitely be looking for Hyatt properties for my future trips!

Location is perfect, staff was very kind and the hotel is nice and clean.
WiFi connection was horrible (I had to work during my stay), my room didn’t have a microwave, breakfast ends at 9 am, and the actual check-in/check-out times are different than what the emails showed. It’s actually at 4 pm, 11am.

Nice location rooms large and exceptionally clean . Good breakfast good location convent to everything in the area .
