The hotel turned off the water the morning of my business trip. There was no alert or notificaiton, so I was not able to shower before my client meetings that day. I went to the lobby to use the restroom on my way out and couldn't wash my hands, again because of no water. I wanted to speak to a manager but the line was so long, I had to let it go.
I like the location of the hotel as I have to travel to Overland Park for client meetings. The food is very much average, but the location is fine.
Now, a few months later, I booked another business trip to stay at this hotel for 1 night, and they will not let me cancel even though my checkout time is 6 days out.
I will find a new hotel to stay at when in KC...too many options to put up with this sub-par hotel.
Great venue, desserts with Don at the concierge room is worth the value, great service from him, excellent attitude and good variety of drinks.

Book a Suite for 2 nights for Xmas eve & Christmas day, 12/24 & 12/25/25.... Originally phoned the Hotel, but was transferred to IHG reservationist. Don't recall being told that it was a 48 hr cancellation policy as i had every intentions of traveling to KCMO for the holiday. Me and my spouse are seniors and she got sick with the flu, so we cancelled. I didn't think it was prudent to make the hotel staff and other guest sick! I phone the hotel and spoke to the General Manager after I saw my credit card had been billed, who explained his policy away for the 48 hrs cancellation by indicating it was policy so staff could order enough food. Its darn hard to have to pay $297.00 fee and never arrived in the city, nor the hotel. I'm currently exercising my options. If that's the way you treat an IHG member and all guest. Wow
Hotel was very nice and charming feeling. Felt like it was very high end.
When we arrived there was food in our mini fridge. Okay no big deal. I call and house keeping comes and removed it. Go to a concert with our 4 small children come back to shower-no shampoo or conditioner in the dispenses. Kind of frustrating but maybe someone forgot. Go to pull out the couch. No sheets or bedding in the room. Call front-takes 30 mins for some to arrive. Again try not to get too frustrated. Go to breakfast with our small hungry children. In 30 min we were there only eggs and biscuits were refilled. Nearly everything else was out making it difficult to sit down and just eat. Food was good but no diff than hotels with the free buffet. To pay $70 for 4 ppl and 2 babies to eat when most of it was empty is absurd. But bc our children were so fussy, didn’t say anything. All of the staff were exceptionally nice just very disappointed.

The parking valets were so nice and prompt.
The hotel is old. Furnace didn't work properly, we had the engineer in our room twice to fix it.
We had to contact the front desk too often for things, ie: the body soap container was empty, we asked several times, but it never was replaced. Towels replenish, took 3 times asking to get those Bathroom door didn't close properly and handle was gross.
It felt like work to stay there.
