Pros:

Staff are very nice and helpful. They speak excellent English and were patient with my limited Italian. and The location is excellent => great cost performance - it is hard to find a place so central at this price. The old school feel is comfy; really an excellent 3 star hotel.

Cons:

the "fitness center" includes home equipment that is not made for serious workouts. breakfast was okay but included a great deal of processed food - canned fruit for example - not seen in any of our other Italian hotels. under the beds need a good cleaning.
