Location, easy walking distance to everything
Room 501, right next to the motorway, extremely loud car noises constantly, no blinds in family room which we had paid for one person to sleep in a roller bed in, generally run down. This unit was gloomy and looked at concrete motorway barriers which were approximately 1 metre from the windows.
Beds very comfortable and apartment great for our family. Pool and gym were popular, and the friendly staff offer pool towels. Location was good for Darling Harbour, but if you want to mainly do things in the city or at circular quay, you will do some walking or use the light rail a lot. Both are fine, just adds about 20 mins in travel each day. Staff called a taxi for us on our last day which was super easy.
Not really a negative, just a comment: The twin bedroom faced the inner corridor, so got no natural light. The two teenagers said it was like living in the twilight zone as they couldn't tell whether it was day or night. :)

Not a bad location, that’s about as far as it goes.
Dirty, old, pretty gross. Layers of dust and spiderwebs on the wall. Felt like we got put it an old room that hadn’t been cleaned in 3 years because no one stayed in it. Thankfully only one night so didn’t bother complaining.
