Location and staff were great
The room in a secondary building with stairs to get into building, stairs to get to room and another set of stairs to get into the bedroom area. I was not able to climb that many stairs. Front desk unable to change accommodation. I slept on a couch that was not a pullout bed.

Stayed for two nights in their Friend Zone Room in the Gables House. The layout is super cute and great to share with friends. When we arrived, they said they would text us when the room is ready but it never happened. Wondering how long our room was ready for us to get into before we showed up at the front desk again at 3:55pm. There is no other mirrors in the room aside from the sink mirror in the bathroom. It would be an easy fix to had a full length mirror by the entry or living room. Our door was hard to close. We had to slam it closed every time. The J1s working in the resort look so unhappy, forced to be there, and bored. They look like they need some motivation to be there. We also had the fire alarm go off one night and it was intensely loud. We went to order coffee one morning at the hotel and we overheard the barista offering free coffee for guests who ordered after us. We had no idea it was complimentary for hotel guests as it was not offered to us. The front desk did not explain what was included in the destination fee when we checked in. Lots of missed opportunities but i guess that what you get when you stay at a seasonal location. Also the hotel website states that the pool is for guests only but there were several people at the pool who paid $30 for pool access. Confused why we are charged the resort fee on top of a pricey rate when its also open for non hotel guests to buy day passes. For the price we paid for our stay, I don't feel that it was worth it.
What an amazing experience we had! The property is directly on the beach and the views are immaculate. The staff went above and beyond to make our stay special and even remembered my birthday! This historic property has been lovingly restored to provide new world comfort with old world charm. The sheets were so soft, and we were able to sleep next to the ocean waves. On site restaurant is not to be missed and the all day coffee bar was certainly appreciated. You’re right in the heart of block island and we felt this was the perfect place for our trip!
It was centrally located
Room was extremely small and they provided false advertising because I purposely chose this property because it had a pool and the pool was down the road. Nowhere does it say this. Also my husband who is the reason I made sure it had a pool because he has a problem walking so this was an issue
We were disappointed with our stay at The Gothic, which is one of the rentals managed by the Block Island Beach House ( Lark Hotels). The Gothic’s location was fantastic, close to all restaurants and shops. That was perfect. But the room was not worth what we paid. At some point, there must have been water damage in the bedroom, as the floor near the headboard was severely buckled, causing a tripping hazard. There were no curtains in the windows, so the morning light awakened us quite early. Not happy about that. Lastly, there was a stream of ants that kept coming through one of the windows, which was really gross. We had no food in the room, so it wasn’t caused by us. Overall, we enjoyed Block Island and will definitely return. But we will not book any rooms managed by Lark Hotels.
It was nice to be walking distance to town. Having a pool on Block is a rare find.
The room was tattered and disgusting. The bathroom had mold in the shower and the tiles were all stained. Our room wasn’t cleaned once throughout our 5 day stay. The pool was freezing. The pool never had towels. When you are paying almost $1,000 a night this is not the type of thing you expect. The beach chairs are old and need a wash. The cottage was right on the busy road and sooooo loud!
We enjoyed that the location was within walking distance of restaurants and shops. The lobby had very summery, inviting decor, but the furniture is old and uncomfortable. Our room was small and difficult to walk around for the amount of money we paid. The bed and pillows were extremely comfortable (would love the information to possibly buy for our home). We were very grateful to the staff who got the door that was on the first floor below us to stop slamming. The bathroom mirror with a shelf is pretty, but it's very difficult to brush your teeth and wash your face because you have to angle yourself into a weird position to use the sink. The hotel is not well-maintained and is outdated. The staff is more interested in socializing with each other than in caring for customers. Having on-site parking is important even though it's limited.
The locates great. Close to the ferry and directly on the beach. The hotel provides lounge chairs, umbrellas and towels on the beach. There is also a beautiful pool with those same amenities.
Our room was at the top of very steep stairs and the bedroom was another steep flight up. The double bed was VERY SMALL and neither TV worked, nor could we get any help to fix it.

We stayed in a Queen room with private balcony and the balcony was great, overlooking the water. However, the bathroom was TINY and the service can only be described as laughable.
Only a curtain divided the shower and the toilet area (phot below) so the entire bathroom floor filled with water when showering. You had to go into the bedroom to dry your feet and if you went to the bathroom afterwards, you'd be wet again. I asked multiple times for extra bathmats and they were delivered once only to be taken away unused, a few hours later. No towels left in their place, so I had to ask for towels. We got bath towels but no bath mats. The sink was fixed to the wall in the bedroom.
The service was horrible. Everyone was pleasant but could not resolve anything. First the issue with the bathmats...After they were taken away we asked for more, as we headed to dinner. The staff person wanted us to wait and take them up to the room, but we asked for the mats to please be taken up, as we were headed out. She agreed but when we got back - no mats.
I also spoke to FOUR people about fixing our overhead light, which was flashing intermittently. Each time, the staff person at the front desk couldn't tell us when (or if) maintenance could take a look.
Then the icing on the cake...When checking out I was told that there was no balance on our account and I asked for a folio to be sent to me. The folio showed no balance but I later had a $100 charge on my card. After calling, I was told it was a drink (that was correct) and resort fees that were never disclosed. Those are understandable charges, but why weren't they disclosed when I asked if there were any charges? Why weren't they on the folio? It was explained that there was new staff that shouldn't sent me the other folio. I described the other issues we had during our stay and it was suggested that I should have tracked down a manager while I was there -- even though I talked to FOUR staff people in 48 hours.
Sigh. Bottom line - you can go to the Beach House for the view but NOT the service.
