Location, location, location....!!!
Pros:

Location, location, location... 5 minutes walk from Piccadilly Circus Tube Station. The staff were very friendly. The decor is tired, but the room/bed were clean and tidy. For the price and location this is a no brainer good place to stay if you are not fussy/ don't need frills... I was solo traveling. Perfect for the theatres....

Stay away from this place! It’s central and not expensive for London but it’s the worst place I’ve ever seen, to the extent that I had to leave due to the poor condition the room was in, dirty, extremely poorly maintained, paper-thin mattress and a stench of dampness that I thought was potentially dangerous for my health. It just didn’t feel right and I had to leave. My original room was not available because someone had broken the bed’ and they said that the new room in a completely different hotel and building was ‘an upgrade’. Funny if it wasn’t tragic. Hotels com refused to give me a refund even though I checked out within 5 mins. Terrible

AVOID AT ALL COSTS
Pros:

The room bearer no resemblance to the picture on the website, it was a damp basement with furniture on the brink of collapse - like something from a developing country.

It was so terrible we decided not to stay there.

I asked for my money back. Both the hotel and Hotel.com have promised a reply. I have heard from neither in three weeks.

Pros:

The location is great, but the carpet is very dirty and unappealing. Given the low price, I only expect a clean carpet and bedding—nothing more. Hopeful they would invest some money in carpet cleaning or in new carpet.

Apart from a shower that couldn’t be used as it was scalding whichever way the control was turned and tv remote that didn’t work or the mattress that was so thin you could feel every spring in it; it was great!

This was the worst hotel, if you can call it that, by far. There was no lift and very steep stairs to carry luggage. The room was very filthy from the carpet to the walls, there was no working tv, the beds were very uncomfortable just sitting on them. Really disappointed and disgusted. False advertisement as the room looks nothing like the picture on the advertisement. Mom and I stayed for less than 5 minutes and had to book a hotel nearby right away. I would not recommend this place to my worst enemy.

O.K. Stay. Bit annoyed I had to wait 30 minutes for the room as not ready at checkin time (3pm). TV / TV remote didnt work. Bit basic but o.k. for 1 night.

Pros:

no wifi - disgusting rooms - I checked out the same day and trying to get a refund as booked this for wifi to do work. There is no wifi in the rooms and they had the audacity to say there is wifi only in the hallway... ?

Pros:

To be honest, you get what you pay for. This is the cheapest hotel in this area, the are is incredible, so overall good value for money. You get a bed, a toilet, and a towel, do not expect more and you’ll be fine.

This hotel is within walking distance of King's Cross Station (although not perfect if you have a heavy suitcase).

There are places nearby for food including a McDonalds.

There was a wash basin in the room but there looked to be broken glass or something between the edge of the wash basin and the wall which had not been cleared away.

The receptionist was friendly.

It was a basic room yes but it was more like a prison furniture were horrible and dirty. The only one electrical socket, which was for the television was 6 foot off the ground not used to charge phones toilet in the hallway so small you couldn’t even sit down.

Basement room, with broken items in room, such as curtain and wardrobes. No kettle, by side of busy London road, no room wifi

Clean sheets and clean bathroom, which is all that was needed

Central London hotel, cheap hotel, got what we paid for

The receptionist, Abhay gave an exceptional service and made some good reccomndations for things to do nearby

It’s a budget hotel. Don’t expect anything flashy here. It is a solid place and I will book here again. I travel for work and like to keep my expenditures low. The Gresham Annex was perfectly acceptable for the price.

Best value hotel in Central London
Pros:

Could do with a lick of paint and a new shower head but otherwise good value for money 2 mins away from Tottenham Court Road/Central Line. Stayed end of August when it was cooler. No aircon so could be very hot if staying in height of summer. But no problems for us. Nice clean sheets, towels, good water pressure and hot water.
