fine
Pros:

Check in folks was good.

Cons:

Valet parking was expensive, especially as I was parking and leaving car until left. Asked for towels multiple times and never received them. No follow up from front desk or housekeeping. I would have had our room cleaned during our stay, but they came so last in the day that we were already back in the room for a while. Asked for towel then as well and never received them. Was not aware of any other services offered in hotel to take advantage of them. And our tv never worked, even on local stations, ended up watching on our phones.

Good trip
Pros:

Location and the character of the building

Cons:

The main problem was the AC system. It was so loud. Given the heat we couldn’t afford to turn it off. We have 2 terrible nights sleep

I'm the "older gentleman" in Christine H's review and it was worse than she expressed!
Pros:

I'm the "older gentleman" in Christine H's review. She's right. I had a major issue pooled water on the floor of my room and when I brought it to the attention of the desk manager she literally could not have cared less. Instead of expressing concern she berated me for not having told them when I discovered it at 11:15 pm. There was no apology, no expression of concern. The attitude was "you are bothering me, go away and bother someone else". It's unfortunate because the hotel is housed in historic buildings that are part of Annapolis' history and I love that type of hotel but I would never stay there gain. And don't take my word for it I have a witness who saw the whole thing and wrote an independent review highlighting my experiences.

Takes advantage of customers.
Pros:

This is a wonderful place to stay if you are visiting Annapolis. Rooms are very comfortable and clean. The staff is friendly and helpful. You are within walking distance of attractions, places to eat and shopping.

Cons:

My son accidentally left a part to his camera in the room. Luckily, they were able to locate the part. I received several somewhat aggressive text messages from the cleaning staff about how to get this sent to my home as we were already out of the area when we discovered the part was left behind. I was directed to a website where I was given three shipping options ranging from over $180 to just over $50. I ship things every day, and at most it would have cost $7 to ship this item. When you are already having a bad day, they kick you in the stomach with a completely unreasonable cost to ship something to your home. This soured my whole stay and I can’t in good conscience recommend a hotel that takes advantage of its customers.

Mold exposure and awful “hospitality” from reception
Pros:

We’re currently waiting in the lobby for our room. Check out was at 11:00…it’s now after 2:30. I asked it we could check in early, as we arrived at noon and have been waiting since then for a room. I was told there are no rooms available, and the cleaning crew is working on cleaning the rooms — so in the 3.5 hours since checkout not one room has been cleaned and is available. That’s what they want me to believe.
During our 2.5 hours waiting here, I’ve had a couple of opportunities to hear the front desk staff interacting with other guests. One guest, an older gentleman, said the area of carpet in front of the A/C condenser in his room was soaking wet. They asked if he’d let the front desk know that when he checked in. He said it was 11 PM when they arrived so he did not. She pretty much chastised him then told him he’d have to check with the third party through whom he booked the room — there was nothing she could do. She may or may not have apologized for the situation. I’m unsure as I was too focused on/aghast that she chastised him for not contacting the front desk. Not, “I’m so sorry, I wish you’d let us know last night so we could accommodate you”; more like, “Well, you should have let us know last night,” not once, but twice.
So not more than ten minutes after I had a discussion with the younger woman at reception about the fact that 3.5 hours had elapsed since checkout so surely at least one room was ready, the older, overweight woman at reception (please note, management) came to tell us our room was ready. We were just about settled in when I discover the carpet in front of the A/C condenser is sopping wet — just as I’d heard the older gentleman describe to that same older, overweight woman at reception. So did she put us in that room, knowing the problem with the carpet (a mold hazard and/or punishment for daring to question how not one room is clean after 3.5 hours of cleaning time), or is there more than one room at this hotel that has that problem? Either situation is not acceptable.
I would not stay here. There are plenty of hotels in Annapolis. Avoid Historic Inns.

Great location but lacks cleanliness (cockroaches
Pros:

The location is great.

Cons:

We had an enormous cockroach in our bathroom. Staff confirmed that the room was "just cleaned" before we entered, which obviously wasn't the case. The way they dealt with the situation was poorly.
