Fantastic Newly Updated Hotel!
Pros:

We had the most wonderful experience at this hotel. Everyone was incredibly friendly and helpful, from those at the front desk, to the doormen, to housekeeping. We thoroughly enjoyed the happy hour each day from 4-6, thank you! The rooms, hallways and main areas were very newly updated and extremely fresh and clean. Love the vibe. Location can't be beat. I think I've stayed just about everywhere in NYC and this will be the place I return to. Thank you for a truly fantastic stay!

My new favorite hotel
Pros:

Absolutely loved my stay at the Kimpton Ashbel! This amazing new hotel is perfectly located — you can walk just about everywhere, with tons of great restaurants and bars right around the corner. It’s the kind of spot that makes exploring New York easy and fun.

The staff were genuinely friendly and welcoming, which gave the hotel a warm, relaxed vibe from the moment I arrived. It feels fresh, stylish, and already like a place I want to come back to again and again.

I’m counting down the days until the coffee shop opens — that’ll be the finishing touch. Until then, I’ll just have to plan my next visit. Can’t wait to return!

I agree with the many reviews listed below mine. If I could give a negative rating I would. We booked this hotel back in September for December 26-30th. The hotel is apparently under renovations and they are not complete. We got a cancellation email 9days prior to our trip to the city with many non refundable activities booked. When contacting IHG, I was disconnected 4 times speaking with 5 representatives. None of the representatives were able to find accommodations within the city for 4 guests. The last manager I spoke to stated the best solution would be to book two hotel rooms at a higher rate at our expense. We had to book a hotel with a different chain and much higher rate. When we called back to IHG to make this right. A rep offered 25k points, transferred us to a senior manager who offered us “20k points, max I can offer” 25k points is less than one nights stay with IHG. The hotel chain does not care of the inconvenience they have caused.

Bottom line, who knows when this hotel will be ready to accommodate guests? No one truly knows but they are continuing to take reservations.

Hotel Not open - 3 days after receiving email said they were

I would give negative rating if I could. I booked in early October for a stay in mid December. At the time of booking, I knew the hotel was under renovation, but would reopen in November. Received an email from the hotel on Dec. 10th telling me they would reopen on Dec. 10th & they were ready to welcome us on Dec. 13th. We arrived on the 13th in the afternoon, the doors were locked! I did not receive any communication from them between the email on the 10th saying they were reopen to the 13th when we arrived. It was a terrible experience standing in the cold and tried to figure out where to stay that night. Called the phone number listed on their website. There was no answer. We had to find another property in the hurry when snow was coming that night. Needless to say, be careful booking this hotel.

Worst & Irresponsible. cancelled my booking 2 weeks prior to check-in. Had to pay more to book other hotel.

I am extremely disappointed by how irresponsible this situation was handled. My wife and I booked this hotel in early August 2025 for a January 1 check-in, yet we received a cancellation email only two weeks before our scheduled arrival. We were told that they would “try their best” to accommodate our stay, but in reality, we were forced to rebook at a much higher cost due to the short notice.
This last-minute cancellation caused significant stress and unnecessary expense. I am deeply disappointed in the IHG system and the lack of accountability shown.

Terrible hotel staff for old brand and new IHG brand !!! Untrustworthy

If I would give a zero rating , I really would !!! I am so mad with them . I booked a booking with them for December 19 2025 stay back in JANUARY 2025 as I know New York hotel rates will be over the roof for Christmas break . The hotel is going through a rebranding to a Kimpton . Suddenly on Dec 15, they cancelled my booking from my IHG account without any explanation and only found out 1 day later . No explanation , apologies or care . If the reservation staff behave in such a nonchalant manner , I can imagine the staff at the hotel overall if such a culture pervades .

Completely no reject for people’s booking plans and my truly bad experience with the IHG brand . I am seriously considering pulling out of IHG and inform all my friends, colleagues about how horrid this brand is . People book hotels based on the branding and the perception associated with it . IHG just did itself a disservice . I won’t be surprised if they don’t even bother to reply to this post .

Auto- Cancel -beware.
Pros:

Booked Hotel in October for December stay, less than one week before reservation I got an email saying it was cancelled . IHG could only get me a non- refundable/ no cancel replacement ( much less desirable).

Hotel Canceled Reservation Last Minute
Pros:

Beware of making reservations at 70 Park Ave Hotel in NYC. I reserved a room in Oct ‘25 for a one night stay in December and they emailed me 3 days before I was to arrive to cancel citing continued renovations. IHG customer care was not helpful and did not care to make the situation right. They were willing to assist me in booking a less desirable hotel room at a much higher rate. No thank you!

Pros:

Location is great it’s very walkable to restaurants, bars. Walk out and see the Empire State Building in full view. Not far from Times Square but far enough to be away from the hustle and bustle. 4 stars for the size of the lobby, no parking and the age of the upgrades. Was a nice stay and would stay again at this iconic location.

Just spent 4 nights and we were very happy with our stay. We were a family of 3 (Female 52, Male 52 & Male 16). Staff were friendly and helpful with a self-check in which was brilliant.
The room had two Queen beds which were very comfortable, with enough room for a short stay. It was very clean and looks to have been recently refurbished.
The bathroom was of a decent size & the shower had decent water pressure. There was a hairdryer and the room as well as an iron. There were plenty of towels that were changed daily if required. However, the bathroom doors were of the sliding style, which didn't really close properly or stop any noise! ( This is the only reason I docked a point, would have given 4.5 stars if I were able to).
The location was good, close to everything in midtown without being right in the middle of it.
The room was very quiet and barely heard any outside noise.
The Wi-Fi was good at no extra charge.
Would have been nice to have a bar or restaurant on site, but that’s just being picky as there are plenty of choices nearby and around the city.
A great value room and would definitely use again.
