The location worked well for us do to the things we wanted to do while in the area. The pool was very clean with plenty of lounge chairs and some tables with umbrellas. There was a covered, screened in deck on the back of the breakfast area which was really nice for eating and mingling with other guests. The bed was very comfy.
The breakfast was mediocre, at best, but it was very convenient for getting out and about early. We picked up a jug of bottled water at the local grocery store because the water and any drinks made with it had a chlorine taste. The room and lobby were both clean, but for the entire week of our stay there were a few Fruit Loops at the top of the stairs leading from our 2nd floor room to the lobby, though we often saw maids in the vicinity. Lastly, the outlets in the lamps and in the main room walls were all "loose", meaning we could not plug in our laptop or phone charger because the current was intermittent. The only outlet that wasn't too badly damaged was the outlet above the sink...

Needs updating, looks like they are in the process of doing this . They need to complete the work before renting them out. It was obvious the rooms we had were in the process of being renovated and were not completely ready for guest. I have been there the last three years for the Kennebunkport Prelude.
My family drove from Massachusetts to visit other family that lived in Kennebunk. We stayed early November for 3 nights. We rented 2 rooms. It was close to the center of town and our family's house and Kennebunk Center which is beautiful. I do recommend taking the car to the center of town because the hotel is off a very busy road.
My husband and I had the wheelchair accessible room #101 which allowed our small dog to join us. This was her 1st vacation with us. Dog walking areas were very close to the rooms. When arriving we were greeted by a friendly person at the front desk. She gave our dog a gift bag which was a nice surprise! We checked in quickly and went to our room. Most guests have to walk back outside to reach their room. The room pathways from the front door to our room are completely accessible, flat and wide enough for a wheelchair. In season, there is a swimming pool across the parking areas but I did not look closely at it for accessibility. Parking was just several feet outside our door. We had a hard time with accessing our room probably because the door needed a little adjustment to the hinges. The security peep hole for wheelchair users was too low and unusable (maybe 2-2 1/2 feet from floor"). We had a king bed, tv, table/ desk, clock, mini fridge, microwave, coffee maker, a closet with lowered hangers, a lovely chair and foot stool which our dog used to hop up onto the bed. The bed was very high and I needed my husband to help me get on/off the bed. The heater system buttons are very low. The bathroom was unexpectedly huge! There was a small bathtub, sink /countertop with plenty of room to get your legs underneath, toilet with grab bars and access to the hanging towels- which there were plenty of, rails around the tub and hand held shower. They also had a extendable shower chair and walker-another great surprise! As part of the stay a VERY light continental breakfast was available inside the front entrance.
It's a quiet hotel to relax during off season and there is plenty to see close-by. For the off season price and it was very accessible, it was worth it. Our room was worn meaning there were huge scratches and stains on the molding (especially the bathroom) the walls and doors. The room needed a new paint or wallpaper job, new door with a lock and better positioned security peep hole that worked properly. The coffee packets probably hadn't been changed in a long time as it tasted very stale. Our bed was comfy, sheets clean but the bed was too high for any wheelchair user, tv had plenty to watch and was easy to operate, the towels were clean, the microwave and though the fridge was clean and worked fine. It needed a good defrosting. The continental breakfast was not worth getting up for as there were hardly any choices and few of those choices left.
Accessibility wise, I thought it worked very well for us. We will definitely come back to this hotel if some of these VERY basic things are upgraded or fixed now that we have relatives close by. This quick visit was on a tight schedule and I should have said something to front desk before we left. A lot of what was observed should have been discovered by managers before checking us in. The bed was comfortable to sleep and for us that was the most important thing.
