Pros:

Once we arrived there, we found that the hotel was closed because of the strike. No explanation in advance. We had to book other hotel suddenly and we couldn't have a choice but to stay at a hotel that is far away. We can't believe it and we don't recommend all of you to stay here.

Weather may have influenced my view!
Pros:

A little bit dated and our room was next to the reception desk. Staff were lovely, Christmas decs were nice, but missing a little bit of something
We didn’t get to explore as the weather was dreadful

This was the perfect spot to stay at the end of a long holiday. We had a beautiful suitte looking over the front gardens. Staff were very friendly and obliging. Restuarant and bar in the property. You need a car to go exploring, but only 5 minutes from Kendal.
Would definetely stay there again.

Breakfast was only being served at 07.30am a little late for me however reception did say I would receive a credit note for the breakfast, as yet I have not been contacted about this.

A lovely place to stay, we treated ourselves to a state room so had superb views, bed was really comfy and there was even a tv at the end of the bath.
We arrived about 2 hours ahead of check and was told we would have to wait till 3 or pay a £25 early check in fee .The lady was lovely, made a fuss of our dog, she was really helpful in providing info about a walk we could do, which we really enjoyed & had a lovely cream tea at Leven's Hall during the walk, dogs are welcome in the courtyard there.
Improvement opportunity for the hotel, the lady didn't check if the room was available, I think it would of been as we only booked it 2 days ago and nearly went for 2 nights, so it was available then. If we had requested early check at time if booking then I can understand the fee, if the room was available when we arrive why charge the fee, we may well have gone to the room and then had a cream tea at the hotel and then spent our money with the hotel, after all that's what you're probably hoping your guests will do, not the ladies fault I guess just the hotel policy.

It's ok, I'll be honest I was expecting a lot better than the reviews and condition shows. The staff were helpful and pleasant. On arrival greeted pleasantly by the staff and it was our first visit I didn't know where to head to 1st and asked for local knowledge, I was expecting a wealth of knowledge from the reception staff however not as knowledgeable as I would have wanted. We checked into our room and it was a good size. Plenty of room and big enough for the family. The carpet was a little grubby, the beds were made however the duvet was questionable, they were lumpy in places as if they had just come out of the washing and the cotton inside had not flattened which made for an uncomfortable sleep. there was lipstick/red stains on the phone handset. When we was out they had carried out a turn down service, there wasn't much done, the beds were made but they weren't even made up properly, my kids could have done a better job, the bedsheet was half hanging out and the duvets on top were just thrown back onto the beds and to top it off the floor wasn't vacuumed. that was a sore sight to see when we returned. plus points for the hotel were the complimentary waters and biscuits. The breakfast was ok, they had overloaded my eggs benedict with too much hollandaise sauce. You can definitely find better outside of the hotel and cheaper for the same choices. I would recommend an additional reading chair in the room we stayed in. Overall just OK

The property is an older period style with modern decor which blends very well. Very nice and helpful staff and a great location for my requirements in the nearby area.

Room 16 avoid avoid
Pros:

Room 16, avoid!!! Above the kitchen, the hottest room in the world. The hotel obviously know this as they have put a plug in air con unit in the room which is very noisy and barely makes any difference. We had the window open all night and still could not breathe.
The WiFi also does not reach room 16, which isn’t the end of the world but this would be a big issue if someone staying there needed to work or be connected.
Nobody at the hotel asked us how our stay was and to be honest I just wanted to leave as soon as possible in the morning.
Our route out of the hotel was made dangerous by staff mopping the main entrance floor at 9am which seems like an odd, busy and dangerous time to do this.
Unfortunately we will never stay here again.

Lovely house with character. Staff very friendly and welcoming. Could be a bit cleaner in the rooms. We were the only ones dining in so slightly lacked atmosphere but staff had the right level of attentiveness. Breakfast nice and freshly cooked. Great wedding venue.

Pros:

Very welcoming, lovely food spoilt slightly by a dead fly squashed on the room window, not in a position that could have been overlooked. Some areas of the room were a little shabby, but we still intend to stay there again.
