First time I have given such a low rating to a hotel. For this price, you simply do not get what you are paying for, especially in terms of cleanliness and noise insulation.
​- One of the dirtiest rooms I have ever stayed in; there was some covered mold on the walls, the room smelled musty and closed, there was visible dust, and the floor was not properly cleaned. The staff brought a fruit platter to our room, but it had clearly been left there since the morning, and by the time we arrived at night it was already smelly.
- The air purifier in the toilet was very noisy and very distracting, as if there was something wrong with it.
​- We also noticed the exact same type of fruit platter left outside other rooms, and it stayed there for more than 24 hours without anyone coming to remove it.
​- Very noisy location; there is loud noise from outside until late at night, and you can hear almost everything from the street, although it became a bit better later on.
​- Very expensive for Thailand standards; about 2–2.5 times the price of better hotels we stayed at in other areas, although Phuket in general is more expensive.

We had multiple issues with the water pressure, and sometimes hot water wasn't available. Apparently this is an issue sometimes but we weren't made aware prior to our stay, which would probably result in a different hotel choice. One of the times we have had a long day and were on a schedule to go for dinner before restaurants close. We asked the reception for information and if there was another room where we could shower. They took long to resolve the question and were not very communicative. We leveraged this to ask for a late check-out, which at first was denied, but after we insisted, they attended our request. One last thing that could be improved is the breakfast. It is a reasonable breakfast (not much choice, but there's Western and Asian friendly options), however, there is nothing for vegans, apart from fruit and black coffee. Definitely something that needs improvement.

Not good if you're expecting peace and quiet. Great location but next to main road connecting Kata and Karon, so noisy all times of day. The hotel next door has live music which you hear as windows aren't well insulated. Not great if you want to sleep at any time of day. Bring earplugs.
Common areas are dirty and don't seem to be checked often. There was a clump of hair in the only elevator for 3 days before it was cleaned. There was a piece of dental floss lying in the passage outside my room for my entire 6-day stay.
Breakfast - do not to waste your money on this. The selection was truly limited, inconsistent and quality terrible. No bacon. Watermelon and croissants only every second day. Pastries stale. No cheese or sliced tomatoes. Yogurt and jam taste very artificial. One day someone put the wrong spoon into the wrong yogurt bowl (pink vs white) and the next day we had a mixed container with both! Staff carry and stack plates then use same hands to handle sliced bread, stack pastries, etc. Contractors coming and going during breakfast time even grinding in the reception area while we're eating. Very unpleasant.
Rooms: Limited storage. Only one small drawer to pack clothes and limited cupboard space. You end up living out of your suitcase.
Aircon is also loud and it stinks. Can't sleep with it on because of the noise, but can't sleep without it because it's too hot.
No hand soap in the bathroom. They skipped cleaning my room one day, so no fresh towels or water.
Maintenance: Being the week of Christmas, I assumed the hotel would be at its best, but it wasn't. Grinding & drilling and workmen throughout the day with dust everywhere.
From the photos I expected a bar area and a rooftop bar but the downstairs bar was often closed (even peak times) and no service on the rooftop or at the swimming pool. Limited umbrellas/shade.
