Pros:

We loved our stay! Hotel was clean, and in a safe quiet area of town. The staff was accommodating, and the breakfast was delicious! So happy we chose to stay here for our trip to Kyoto.

Got put on the first floor which is essentially a basement because you walk down a ramp to get into their lobby, likely to maximize the real estate. The air in my room was damp and thick, just overall gross. The bathroom smelled like urine and the mattress has a couple of hairs before I even got under. I felt dirty the entire time I was there.

Not too far away from Kyoto Station and reasonably close to the local subway line. Really has a comfortable modern feel to it. Nice spacious rooms. Very nice lobby as well.

What a gem this place is! The rooms were clean and comfortable, the property very peaceful and complete with amenities for long term travelers, and they provided a coffee/HH that was delightful and showcased some of the region’s delicacies.

Please be aware of their extra charges

This was my second time in this hotel.
I have stayed last year and we had nice time staying only for one night, based on this we have decided to stay four night this time but it was not pleasant experience this time.
The hotel service went down big time.
We have booked and paid for 2 adulds and 1 child but during check I was informed that the child sleeping in separate bed has to paid additional charges for the bed. It would be fine with me unless I didn't already paid higher bedroom price.
It would have been much cheaper to pay for 2 adults in the same bedroom and paid additional charges for the child upon check in. This was also confirm by front desk.
I did not find this hotel to be family friendly. They could have found a solution but they did not care and only keep fishing on extra charges.
