Thumbs down, unless you don't mind cold showers and an even colder treatment from front desk.
Pros:

Free street parking across the hotel, decent breakfast.

Cons:

No hot water in the room initially assigned to us. Front desk clerk (blond lady) was unapologetic: "this is an older building and things will not always be perfect for guests. There's a chance hot water service will be restored tomorrow but there's no guarantee. Here are 2 breakfast coupons for the inconvenience." Thanks for the free breakfast but we actually paid for breakfast in our 3-night reservation. The attitude and smugness, paired with cluelessness, is appalling. When we insisted on getting a room with hot water, the clerk offerred what she claimed to be the last remaining one available, a "suite" that did not have all the features and amenities from our initial reservation. The suite is filthy and the bathroom is a joke. No tub and a shower stall that's smaller than ones you'll find in budget youth hostels. All sorts of stains on the carpet and hard surfaces with litter under the credenza and room corners. The clerk also proceeded to berate the owner of the hotel, claiming that they've allowed the property to fall into disrepair. Lastly, they no longer automatically clean your room under the guise of being an eco-friendly establishment. This is NOT a 4-star hotel by any stretch of the imagination.
