Terrible and HOT!!!! If you can avoid please do so. Worst beach club I've ever seen. I understand its not the best time of the year to be there due to seaweed but I dont recall seeing anyone cleaning it or even trying. I complained about our room not staying cool and I dont know if anything was done. My family and I were suffering every night. We would shower before going to sleep and after just to get away from the heat. Had to move the beds to right under the fan and still woke up sweating. Drinks were not good and I just cannot recommend a stay here. Unless you want to be in the heat. Know there are really not ammenities. Pay a little more and stay at a better spot and make sure to do your research before staying here.

The location is absolutely a 10 - 10. It’s right on the beach. Although it’s on the party zone the music isn’t loud at all, the waves and wind were louder than the music.
The house keeping was really fantastic. The ladies are doing a great job cleaning the room. Its such a contrast with the breakfast area and beach bar which haven’t had a proper cleaning in at least weeks.
The property is in decline. It’s such a pity as with (very) little attention and maintenance it can be so much better. It’s really hard to grasp why they wouldn’t keep the facility in good shape.. whether it’s the roofs of the bungalows, cutting the palm trees, cleaning the beach, cleaning the tables and windows of the breakfast area.. it’s a 4.5-10.
We paid a discounted rate which made it good value for money and no complaints, even the cold shower water we took for granted.. Despite the property being in decline I’d still book it with the low price as the location and the bungalow itself makes it good..
The location was the main attraction, although the club two doors down was incredibly loud. The view of the ocean was fantastic
The roof of the room had a hole in it. As a result, there was debris floating into the room which explained the need for the mosquito net. The breakfast was repetitive and unimaginative - croissants with jam every day, and fruit.

The waiters were excellent, however my room barely had light, the bathroom as well and the shower was broken. The water smell from the sink and shower was bad and really strong. I am not trying to turn down their business but they were not trying really hard to impress, besides the reception and waiters.
Only stayed for 1 night, room was very basic but comfortable for 1 night, breakfast was nice, the man at breakfast was nice and man at reception nice, check in was efficient
No staff around the beach area in the morning to get beach towels

The overcharge they included because we missed our flight. They also didn’t have running water about 3-4x we were there, and didn’t even give us the right room, we ordered a double and gave us only a full because they were out of rooms
No clean towels , no air conditioning , no hot water, highly unrecommended
This place has excellent location and surroundings but the rooms could use a little renovation or something. Even “Tulum vibe” doesn’t really help the fact that rooms are looking very old and dusty. Hanger rod for towels in the bathroom falling down etc. other than that its a very good deal and beautiful beach and even kitchen is very delicious.
The staff was exceptional, friendly, and very helpful with all our needs.
The only issue we had was that our room got a little flooded with water a couple of times. The staff said it was an issue with their water line and that they were working on fixing it. Some of the stuff in our room and our personal belongings got wet, which was a bit inconvenient, but the staff tried to be as helpful as possible and cleaned up the water on the floor each day.
Location was good, everything else sucks
Quality of the beds could be better, better sheets, room quality, sewage was spilling around the property, bathroom smelled bad, service at breakfast was slow,
Horrible experience! The bed is like sleeping on concrete and no blankets. No cell or WiFi service in the room. There is really bad water electrical and plumbing issues. With all these issues the doors didn’t look either. I purchased 2 room and both had the exact same problems.
Breakfast was lousy, not happy with the army of ants in the room or the visiting cacaroach, deadbolt was rusty & non functioning, other lock wasn't working but they fix it quite rapidly, no hot water for shower...even with expedia prcing tbis was a rip off.
