Property around is nice. Room was clean, bed was good. Otherwise room was utterly without any charm. Like a Motel 6, but with even less decor. Since I only used it for sleeping it was useful. But if I was there for a stay it was a miserable place to be stuck in.

For the price, this was a great stay. A little bit outdated and the facility itself needs some TLC but overall beautiful and a great stay with an attentive manager. Would definitely stay again
We got a mini suite and the bed was comfortable and unit was clean with soft new towels but those were the room highlights as well as a view of the river right in front with access if that is what you will be doing here. This was a step above camping and the property is old. There is no staff full time but self check in went OK. There is Wi-Fi but the whole area is lacking in cell service outside so be aware. We were there for a wedding nearby so did not use the property for leisure. There is a golf course down the road that served an excellent breakfast with a lovely view. The hotels along the river all look pretty old so this may not be uncommon for the area. If you are looking for a bargain this serves the purpose and had small kitchen and fridge but our room had only a large fan and no A/C unit. Some relatives had a room next to ours with free standing rolling A/C unit that sort of worked. Stairs to climb up to top rooms no elevators but we were able. If you need to sleep it’s OK.

The view and the setting
No staff, no service. The facility was out of date and needs major updating. Also needs a thorough cleaning. This was more Airbnb than a resort or hotel. There was never any staff at the location. Just self check in and self check out and good luck.
The grounds were stunning, right on the river, with beautiful fruit trees and flowers and hummingbirds and butterflies. Wish we had taken a full day to chill on the property rather than with the masses at Johnson Beach. Very chill vibes, very "of the river" culture, and was definitely a welcome escape from the grind in the city.
We were fine with the self-service arrival and departure given that it was a busy holiday weekend, and we mostly expected a more "rustic" experience. That said, the room could have been cleaner with more up-to-date amenities for the price. With zero staff in sight or on site for two full days, more and fresher towels would have been nice, more coffee supplies would have helped, and boy does that room need a new TV and perhaps a power strip or two. That wall-to-wall carpet (why?), the dingy curtains, the mediocre mattress and bedding, and the lack of a shower liner, were all disappointing for over $200/night.
Ok so this is a place that you have to appreciate the rustic charm and love the affordability. Jay is great. Responsive. Its not crowded. Theres available parking. The property is beautiful. The river folks are friendly...well most of them anyway. Yes the rugs could use changing, and the outside chairs could use a good scrubbing. But I will be making this my go to definitely.
