Friendly, responsive host. Close to city market. Good Belizean food downstairs. Clean and comfy shared seating area and upstairs patio and balcony. Cold AC, fans, Hot shower, refrigerator, microwave, coffee pot, iron and ironing board. Grocery store across street. Walk to ATM. Good value for a base in walking distance to city and attractions close by.
It would be nice to supply a guest coffee cup and electric water kettle for tea.
Ok value for money. Note this is located across the bridge in Santa Elena, but so close to the bridge so you are practically in San Ignacio. Walking distance to the bus terminal, which is convenient.
The staff is very helpful for any questions. And Internet is good.
The mattress was incredibly soft and had reached end of life in both beds in my room, could be worth investing in new ones.
Just over the bridge from the main centre, MaxRoomz was a short walk away from all the bars and restaurants but in a quiet location, with parking. The room was large and well equipped, with a fridge, TV, microwave and free Wi-Fi. There was cold water and even free fruit on offer in reception. We appreciated all the information about places to visit locally.
No complaints.
Room is adequate for basic necessities, it's not anything fancy at all. It is close to everything downtown in San Ignacio so you can walk to get everywhere you would need to go. All the restaurants and plenty small stores are within easy walking distance.
If you are looking for a beautiful resort like stay, this isn't it. If you just want somewhere to sleep when you come back from activities, this will fit your needs.

It is difficult to rate this place. The manager, Mike, was just fantastic. He was extremely responsive with issues and suggestions on things to do. As we were there only 2 nights, we already had our plans set. He was very keen to hear our opinions as to how the place could be improved and acted on our observations right away when feasible.
The A/C worked well and despite being warned about roosters at 5AM & howler monkeys, we were not disturbed by them. It is a very convenient location within walking distance to town, restaurants etc. The shower was huge.
I booked despite the low price because of what I thought was a 5 star review. I realize now that Booking.com ratings are different and range from 1 to 10. My mistake.
The issue is the facility itself. Apparently, it has been under new ownership for about a year. It is an old building but many things are what we call in the US “jury rigged”. They have also done some cosmetic things but what they have done isn’t really cohesive in terms of style. I would recommend the owner find someone who has an eye for design so changes/ decorating would work together and be appealing to the eye.
If you have 2 beds, provide 2 bedspreads/blankets; don’t assume one bed isn’t going to be used because it is a couple renting. Provide a matching set of towels: bath, hand and washcloth for each person rather than 2 mismatched bath towels that look like you brought them from home. Some shelves in the bathroom for toiletries would be nice.
Make sure all doors work smoothly and don’t squeak & bind on floor. Make sure everything works in the room: TV, Fans, Frig remotes etc. Going through all these rooms and tending to things that are mostly labor would eliminate complaints about these things. The mattresses appear to be quite old & not particularly comfortable.
Overall, the price was more than fair for the accommodations, but we would pay more if there were some money put into the place to address some of these issues. I would think other people would too. If the owner spent some money on simple upgrades he could charge more for the rooms as well.
Max is an amazing host
Nice clean room with a small frig, hotpot, and a microwave. However, you have to ask for coffee cups or any other dishes and bring your own instant coffee, tea, or creamer. The owner was very helpful and friendly. There's a small store across the street to buy items. It's less than a10 minute walk to get to the heart of San Ignacio, just over the bridge. The accommodation is close to the main road so there's frequent loud motorcycles that go by but other than that, it was very comfortable and safe. Friendly Belizeans around every corner happy to help you find your way.
Right in the center of things like shops and restuarants, but the room was very quiet and the bed was comfy!
Location close to town. Coffee maker, fridge, A/C, laundry, everything you needed. Mike and staff were excellent. Very helpful and if you needed anything they made it happen.
I wasn't too keen on the stairs to the upper deck. The deck itself is under repairs but still a quiet and private place to sit.
Great location just across the river via bridge from town centre, 3min walk to central San Inagcio. Supermarket and shops right across the road. Good facilities and spacious room. Comfy beds and good shower.

The location and price are great. The building is 80 years old and only fairly maintained. There's a grocery store across the street. There's a good door lock. Nice tapestry on my room walls. WIFI worked well.
There's a microwave, coffee maker, and fridge but no plates, bowls, cups, or utensils. I asked and got a set of plastic stuff that melted in the microwave. LOL.
The room smelled of moth balls, and I feel breathing it overnight caused a headache the next day. I found a toilet mint hanging on a fan in the bathroom and moved it outside. That resolved the smell. My neighbor found their mint, too, and removed it.
The toilet seat was loose and small. The sink is small and obstructed by a medicine cabinet above it.
The garbage dumpster area, outside, was strewn with garbage that fell out when the garbage truck picked it up and looked as if it had been sitting there a long time. Nobody thought to clean it up.
There was no chair to sit on in the room. There were a couple patios that were rustic, but nice to sit in to read email and research.
You get what you pay for.
The guesthouse is located in an 80 year old historic building that is on the side of town where locals live and shop. It's a short walk from the bus terminal, San Ignacio market, Cahal Pech, Green Iguana Conservation, and other touristic sites. Max is a great host who sent us a lot of local recommendations from sightseeing places to restaurants. He also gave us recommendations on places we can go on our own, ones we needed a guide and local events that we can attend to better understand the Belizean culture. He's very open to constructive criticism and gone through great lengths to make sure we have everything we need for our stay. In total, we stayed for 5 nights and we had a spare day. He introduced us to his friend who took us on a customized local tour to see hidden gems that only locals know about. Would highly recommend checking the place out!

The room is big. The hotel is closed to everything, including restaurant, supermarket, and transportation hub in the town. The owner and staff are very helpful. They told me how to travel to archaeology site in a fast but budget way.
